Position: Quantity Surveyor (QS)
Location: T. Nagar (HO), Chennai + Site Visits
Employment Type: Full-Time
Reporting to: Managing Director
Role Overview
To take ownership of quantity estimation, cost management, vendor billing, and commercial control across NV Infras EPC projects. The Quantity Surveyor will ensure accurate BOQs, control project costs, validate all bills (client & vendor), and safeguard project profitability through strong commercial discipline and data-driven insights.
Key Responsibilities
Quantity Surveying & Estimation
- Prepare detailed BOQs from drawings and specifications.
- Conduct quantity take-offs and validate site measurements.
- Ensure accuracy in project estimation and cost planning.
- Identify scope gaps and highlight potential risks at early stages.
Billing & Commercial Management
- Verify and process contractor / subcontractor bills.
- Coordinate with Planning & Site teams for RA bill preparation.
- Track and certify variations, extra items, and escalation claims.
- Ensure all executed work is properly billed and recorded.
- Reconcile client billing vs subcontractor billing.
Cost Control & Budget Monitoring
- Prepare and monitor project budgets.
- Track actual costs vs estimated costs across materials, labour, and subcontractors.
- Identify cost overruns and recommend corrective actions.
- Maintain cost-to-completion forecasts for ongoing projects.
Vendor & Subcontractor Management
- Evaluate vendor quotations and support finalization of work orders.
- Ensure contract terms are adhered to during billing and execution.
- Track subcontractor performance from a commercial standpoint.
- Support negotiations for rates, variations, and claims.
Material Reconcilation
- Coordinate with Planning and Site teams for material reconciliation.
- Validate quantities consumed vs quantities billed.
- Identify discrepancies and highlight potential leakages.
Reporting & Documenting
- Maintain proper documentation of BOQs, estimates, contracts, and bills.
- Prepare weekly/monthly cost reports and commercial summaries.
- Support MIS reporting for management review.
- Coordinate with Accounts for invoice processing and payment tracking.
Project Commercial Closure
- Support final account settlement with clients and vendors.
- Ensure all variations and claims are captured before project closure.
- Prepare final cost vs revenue analysis for completed projects.
Requirements
- Diploma/Bachelors degree in Civil Engineering / Quantity Surveying or related field.
- 4 – 8 years of experience in quantity surveying / billing in construction or real estate projects.
- Strong knowledge of BOQs, rate analysis, and billing processes.
- Proficiency in MS Excel; basic understanding of planning tools is an added advantage.
- Good analytical, negotiation, and coordination skills.
