The Certified Property Valuation Expert powered by Groundfloor24 is an independent Property Valuation Expert working on their own to valuate properties, which includes tasks like market research, collecting and analysing market data, property viewings and inspections, client meetings and all needed valuation preparations to achieve client goals. Property Valuation Experts must also conduct marketing to generate leads and clients, manage client and property data, and maintain strong relationships with other professionals.
Key Responsibilities
We are looking for highly motivated individuals who thrive on providing quality reports, servicing customers and want to continue to grow their careers and skillsets. Meet with potential clients to understand their needs and help clients. Research local property markets, identify all needed information and valuation preparations, and compare properties to establish accurate valuations (wide range like writing mortgage valuation reports or experience in statutory valuations within your region (or an aligned jurisdiction) are an advantage) and different market valuations.
All needed steps to prepare, review, and deliver reports and valuations and other necessary real estate information. Manage databases, answer communications, and schedule appointments.
Key Skills & Qualities
The ideal candidate should have strong knowledge base and understanding of the residential and/or commercial property industry. Autonomy, accuracy, excellent attention to detail and analytical skills. Exceptional customer service communication skills and excellent verbal and written communication skills, persistence, determination, and ability to work independently. Strong organizational and time-management skills and knowledge of the local real estate market and communities are important. Proficiency with computers and relevant software and customer service skills and a results-oriented attitude are an advantage.
The ideal candidate will be responsible for finding prospective clients and understanding their criteria. Your entrepreneurial spirit will drive your success.
Qualifications
The ideal candidate is Graduate in Civil Engineering, Architecture or Town Planning of a recognised University established under State or Central Act or equivalent whether in India or Abroad and 5 years work experience in the field of valuation of Land & Building/ Real Estate after completion of the degree or equivalent.
In general a certified property valuation expert working on their own with entrepeneurial spirit and strong communication skills. An active professional organization membership and willingness to undertake professional training and comply with all the requirements are an advantage.
Categories of Valuers
The objective of categorization of valuers is to ensure that whilst lesser value assignments arehandled by relatively junior valuers, the senior valuers can handle higher order valuations.
Preference should be given to valuers registered with IBBI and valuers under SARFAESI Act,2002 (valuers registered u/s 34AB of Wealth Tax Act, 1957).
Valuers need to furnish any one of the following as proof of experience:
1. Registration Certificate under Wealth Tax Act, 1957, if applicable
2. Registration Certificate issued by the IBBI, if applicable
3. Letter of empanelment by any Bank / FI
4. Letter of empanelment by any Court of India
5 Letter of appointment as valuation consultant by Government of India/ any State Government/ any
Municipality/ any Municipal Corporation
6. Letter of appointment as valuer employee by Government of India/ any State Government/ anyMunicipality/ any Municipal Corporation
7. Letter of appointment as a valuer employee by any Limited Company (Public or Private Ltd. Co. engaged in the business of valuation for the last 5 years
8. Letter of appointment as a valuer employee by any LLP/ private limited Company engaged in thebusiness of valuation for the last five years
The Experience of the Valuer shall be calculated from the date of his first empanelment with anyBank / Financial Institution / High Court or registration under Wealth Tax Act, 1957.
