Job Overview:PropertySearchExecutive will play a crucial role in identifying, evaluating, and acquiring properties suitableforour preschools. Position:PropertyAcquisition Executive
Key Responsibilities
PropertyIdentification & Sourcing
- Identify commercial, residential, or mixed-use properties as per business requirements
- Conduct market surveys across assigned locations
- Build and maintain strong relationships with brokers, landlords, developers, and local stakeholders
PropertyEvaluation & Feasibility
- Assesspropertysuitability based on location, catchment, size, layout, compliance, and cost
- Coordinate site visits and prepare comparison reports (propertychecklist, videos, nearby catchment analysis)
Negotiation & Commercial Closure
- Negotiate rentals, lease terms, deposits, lock-in periods, escalation, and exit clauses
- Finalize commercials in alignment with company benchmarks and approvals
Documentation & Legal Coordination
- Coordinate LOI, lease agreements, and otherpropertydocumentation
- Ensure clear title, compliance, and statutory approvals
- Track agreement execution and handover timelines
Market Intelligence & Reporting
- Track rental trends, competitor activity, and new developments
- Maintain apropertydatabaseforfuture expansion
- Provide periodic reports on pipeline and rejected cases
Eligibility Criteria
Education:Graduate (Minimum)
Experience:Minimum 2 years inpropertyacquisition / real estate leasing
Skills & Competencies
- Strong negotiation and communication skills
- Knowledge of real estate leasing and documentation
- Strong local market understanding
- Proficient in Excel
- Fluency in English and local language (mandatory)
