Job Summary:
The PropertyAcquisitionExecutive / AM is responsible for identifying, evaluating, and acquiring suitable properties (commercial, retail) as per the company's business expansion or project requirements. The role involves managing sourcing documentation, coordinating with brokers, developers, and internal stakeholders, and ensuring smooth end-to-end property acquisition support.

Key Responsibilities:
- Property Identification:
- Research and identify potential properties or land parcels as per company requirements.
- Maintain a database of available properties, brokers, landlords, and developers.
- Vendor & Broker Coordination:
- Build and maintain relationships with property consultants, brokers, and developers.
- Coordinate for site visits, property inspections, and technical evaluations.
- Obtain proposals, quotations, and negotiate preliminary commercial terms.
- Due Diligence Support:
- Assist in collecting ownership documents, title papers, NOCs, and compliance certificates.
- Coordinate with legal and technical teams for property verification and due diligence.
- Ensure completeness and accuracy of all property-related documentation.
- Administrative & Reporting Tasks:
- Prepare property comparison sheets, market analysis reports, and sourcing trackers.
- Maintain records of proposals, correspondence, and approvals.
- Support management in preparing presentations and sourcing summaries for decision-making.
- Coordination & Follow-up:
- Liaise with internal departments (Legal, Finance, Projects, Admin) for property finalization and documentation.
- Follow up on approvals, lease documentation, and vendor payments.
- Track sourcing progress and report status updates regularly.
Skills & Competencies:
- Strong coordination, documentation, and administrative skills.
- Excellent communication and negotiation abilities.
- Good understanding of real estate markets, leasing processes, and property documentation.
- Proficiency in MS Excel, Word, and PowerPoint.
- Attention to detail and ability to handle multiple sourcing assignments simultaneously.
Education & Experience:
- Bachelor's degree in Real Estate, Business Administration, or a related field.
- 25 years of experience in real estate sourcing, property acquisition, or leasing coordination.
- Experience in handling brokers, landlords, or commercial property sourcing preferred.
