Job Summary
We are seeking an experienced and results-oriented Project Manager (Physical Security) to lead and manage physical security system projects from project initiation through completion.
The candidate will take overall responsibility for project delivery, including project planning, client and stakeholder management, technical coordination, manpower and resource planning, subcontractor management, cost control, risk management, testing and commissioning, and project handover.
The ideal candidate should have strong experience in physical security systems and be able to independently manage projects while coordinating closely with clients, consultants, main contractors, vendors, engineers, and site teams.
Key Responsibilities
- Take overall responsibility for the planning, execution, and successful delivery of physical security system projects
- Define project scope, objectives, deliverables, timelines, manpower, and resource requirements
- Develop and maintain project schedules, milestones, manpower plans, and project budgets
- Lead and coordinate project engineers, technicians, subcontractors, vendors, and other project stakeholders
- Act as the key point of contact for clients, consultants, main contractors, and other stakeholders
- Attend project meetings, site meetings, technical discussions, and coordination meetings
- Review project specifications, drawings, method statements, technical submissions, and installation requirements
- Coordinate the design, installation, configuration, testing, commissioning, and handover of physical security systems
- Monitor project progress and ensure works are completed according to approved schedules and project requirements
- Identify project risks, technical issues, site constraints, and potential delays and implement corrective actions
- Manage project manpower, materials, equipment, procurement, and subcontractor resources
- Monitor project budget, expenses, variations, and cost control
- Review and manage project quotations, variation orders, purchase requirements, and subcontractor costs
- Coordinate with vendors and manufacturers for technical support, product information, system integration, and issue resolution
- Ensure physical security systems are installed and commissioned according to project specifications, quality standards, and client requirements
- Oversee system testing, commissioning, defect rectification, and final handover
- Ensure project documentation, testing records, O&M manuals, as-built drawings, and handover documents are properly prepared and completed
- Monitor project quality and ensure compliance with workplace safety requirements and site regulations
- Manage project close-out activities and ensure all outstanding works and documentation are completed
- Provide regular project updates, progress reports, cost reports, and management reports
- Support tender submissions, technical proposals, project costing, and business development activities when required
Requirements
- Diploma or Degree in Engineering, Electrical/Electronics Engineering, IT, Project Management, or related field
- Minimum 5 years of relevant experience in project management, preferably in physical security, ELV, system integration, or related industries
- Proven experience managing physical security projects from planning through completion
- Strong knowledge of physical security systems including CCTV, access control, alarm systems, and related ELV systems
- Experience managing project teams, subcontractors, vendors, and multiple stakeholders
- Strong project planning, coordination, cost control, and problem-solving skills
- Good understanding of project schedules, manpower planning, procurement, and resource management
- Strong communication, negotiation, and stakeholder management skills
- Able to manage multiple projects and priorities in a fast-paced environment
- Proficient in Microsoft Office and project documentation
- Willing to travel to project sites when required
Preferred Skills
- Experience managing large-scale physical security or ELV projects
- Hands-on knowledge of security systems and platforms including AMAG, LenelS2, Avigilon, Hikvision, Dahua, Hanwha, Milestone, Genetec, Suprema, HID, Gallagher, and Bosch
- Experience with CCTV, access control, intercom, alarm, video management systems, and security management platforms
- Experience with system integration and interfacing between security, IT, IoT, and building management systems
- Familiarity with AutoCAD, project scheduling, and reporting tools
- Experience managing variations, project budgets, procurement, and subcontractor costs
- Experience working with data centres, government facilities, commercial buildings, healthcare, banking, or other critical infrastructure environments
- Knowledge of Singapore workplace safety and site coordination requirements
- Strong commercial awareness and ability to manage project profitability
- Relevant security, engineering, or project management certifications will be an advantage
