About the Role

The Head of Projects will be responsible for overseeing the entire lifecycle of multiple projects, from conceptualization to completion. This leadership role ensures that all undergoing projects are executed on time, within budget, and to the highest quality standards, while adhering to safety and regulatory guidelines.

Responsibilities

  • Closely work with management in defining strategy for various residential and commercial projects, ensuring alignment with the Trehan Iris long-term goals.
  • Conduct feasibility studies and prepare detailed project proposals for the review.
  • Proactively identify opportunities for process improvements, cost savings, and enhanced project efficiency.
  • Represent Trehan Iris in meetings with clients, investors, and regulatory authorities, ensuring that projects reflect commitment to wellness, excellence and quality.
  • Participate in bidding processes and negotiate contracts with clients and subcontractors.
  • Responsible for organizing & managing all resources and site activities to achieve an efficient and economic completion of the contract, within the agreed time and cost, whilst playing due regard to safety and meeting quality requirements.
  • Stay updated on trends in the real estate market, including shifts in residential and commercial demand, new construction technologies, and market economics.
  • Analyze competitors projects and performance to understand the industry landscape and adjust company strategies accordingly.
  • Oversee allocated projects from the concept phase to completion, ensuring all design, construction, and delivery are well-planned and executed by respective project managers effectively.
  • Oversee project budgets, schedules, and resources effectively for all allocated projects.
  • Develop comprehensive project schedules alongside Project managers for all ongoing residential and commercial developments, ensuring projects are completed on time.
  • Monitor project progress, identify potential risks, and implement mitigation strategies.
  • Review and approve project plans, drawings, and technical documents.
  • Analyze project profitability and make necessary adjustments to ensure financial viability.
  • Track project expenditures to identify and implement cost-saving measures without compromising quality.
  • Conduct surprise site visits to monitor progress and ensure quality & safety standards being followed as per laid down SOP at all project sites.
  • Implement and ensure robust safety protocols being followed on construction sites.
  • Oversee quality assurance practices across all residential and commercial developments.
  • Implement sustainable practices in all projects.
  • Innovate to meet changing market trends (e.g., eco-friendly designs, smart homes, or mixed-use developments).
  • Act as the primary liaison between the design team and site operations to ensure proper implementation of GFC (Good for construction) drawings and resolve any issues related to design discrepancies or schedule delays.
  • Ensure smooth coordination between various central teams such as design, procurement, construction, marketing, and sales to ensure all aspects of a project are aligned.
  • Set clear work objectives for project team members, ensure balanced work allocation, and monitor task completion and quality.
  • Lead and motivate a team of project managers, engineers, safety & quality officers for allocated projects.
  • Once the project is over, conduct post-project evaluations along with Project manager to assess what went well and what could have been done better. Document the lessons learnt and share for management for further review.

Qualifications

  • Bachelors degree in Civil Engineering.
  • Postgraduate qualification in Construction Management (NICMAR or equivalent) is highly preferred.
  • At least 20 years of experience in project management within the real estate and construction industry, with a proven track record of managing high-value projects.
  • Extensive experience in overseeing large-scale projects, including all phases of execution, from pre-construction to handover.
  • Extensive experience in real estate project management, including budgeting, scheduling, and coordinating with various stakeholders.

Required Skills

  • Strong leadership and management skills, ability to lead diverse teams effectively.
  • Strong technical expertise in managing all aspects of design, construction, and MEP, with the ability to foresee and mitigate risks associated with these domains.
  • Expertise in contract strategy development and contractor/vendor management to ensure the optimum structure and timely award of contracts.
  • Strong financial acumen with the ability to manage cost control, billing, and forecasting for large-scale projects.
  • Knowledge of all technical services and structural engineering deployed on site and how to manage them effectively to meet project goals.
  • Deep understanding of quality control procedures, implementing a culture that prioritizes quality, safety, and compliance on site.
  • Strong leadership and team management skills with the ability to motivate, mentor, and manage diverse teams.
  • Excellent prioritization and multitasking abilities to manage multiple projects simultaneously and efficiently.
  • Outstanding stakeholder management skills, with the ability to liaise effectively with internal and external stakeholders, including contractors, vendors, clients, and consultants.
  • Strong communication and negotiation skills.
  • High levels of initiative, attention to detail, and organizational ability.
  • A results-driven mind-set with a focus on delivering high-quality outcomes in a timely and efficient manner.
