Description
Amazon is looking for a seasoned and strategic Principal – Real Estate to lead property acquisition and network expansion across Amazon's India operations. This role carries regional accountability spanning multiple cities, with a mandate expected to grow in line with business expansion.
This is a high-impact leadership role responsible for building and scaling Amazon's warehouse and fulfillment network — a critical infrastructure pillar of the business. The Principal will own the end-to-end Real Estate program for the region, lead a team of real estate professionals, and serve as the primary interface for senior business, finance, legal, and operations stakeholders. The role reports to the Country Head – Real Estate.

Strategy & Program Ownership
- Own and drive the regional Real Estate strategy, translating business growth targets into a multi-city site acquisition roadmap with clearly defined timelines, budgets, and milestones
- Partner with business leadership to anticipate future space requirements and proactively build a pipeline of sites across formats including warehouses, storage facilities, and last-mile hubs
- Define and continuously refine site selection criteria in alignment with operational, financial, and regulatory requirements across each market
Team Leadership
- Lead, mentor, and grow a team of Real Estate Managers and Associates across the region, setting clear performance expectations and fostering a culture of ownership and accountability
- Build and manage a high-performing external network of brokers, consultants, and legal advisors, ensuring delivery quality and cost discipline across all engagements
Transactions & Negotiations
- Lead complex, high-value lease negotiations across the region, driving favorable business and legal terms while managing risk and ensuring compliance with Amazon's standards
- Oversee comparative financial analysis of lease transactions and provide investment recommendations to senior leadership, balancing speed-to-market with cost efficiency
- Manage landlord relationships at a senior level, resolving escalations and fostering long-term strategic partnerships that support Amazon's expanding footprint
Stakeholder Management
- Serve as the regional Real Estate point of contact for senior stakeholders across Operations, Finance, Legal, IT, Facilities, and Engineering, ensuring alignment and swift resolution of cross-functional dependencies
- Present program updates, risks, and investment proposals to leadership with clear data-driven narratives and actionable recommendations
- Collaborate with the Country Head – Real Estate and central RE leadership to share best practices, influence policy, and contribute to the evolution of Amazon India's broader Real Estate strategy
Compliance, Cost & Governance
- Develop a deep understanding of regulatory requirements governing Real Estate development across all assigned geographies and ensure all site activity is compliant
- Drive reduction of fixed building-related costs across the portfolio through alteration management, lease restructuring, and operational efficiencies
- Establish governance mechanisms to ensure consistent tracking, reporting, and audit-readiness across all regional transactions
Basic Qualifications
- 4+ years of direct leadership/supervisory experience
- 3+ years of Microsoft Office products and applications experience
- 4+ years of managing, analyzing and communicating results to senior leadership experience
- Work flexible schedules including weekends, nights, and holidays
- Bachelor's degree, or MBA in management, business administration, economics, engineering, marketing
- 8+ years of experience in Real Estate, with demonstrated expertise in lease negotiations, site acquisition, and portfolio management
- Proven experience leading and developing teams in a fast-paced, high-growth environment
- Track record of managing multi-city or regional Real Estate programs with significant capital and operational impact
- Proficiency in financial modeling, lease analysis, and MS Office suite (Excel, Word, PowerPoint)
Preferred Qualifications
- Master's degree, or Six Sigma Black Belt Certification
- Knowledge of statistical analysis
- Experience leading network level/multi-site maintenance organizations
- Experience maintaining material handling equipment and integrated systems
- Prior experience in e-commerce fulfillment, logistics, or large-scale retail real estate
- Strong network of landlord, broker, and consultant relationships across Indian markets
- Experience managing senior stakeholder relationships and presenting to executive leadership
- Familiarity with regulatory frameworks for commercial and warehouse real estate across India
