Principal — Investments & Asset Management | Vantrock Investment Managers LLP | Mumbai Metropolitan Region

 

Not a deal desk. The Principal originates, underwrites, structures and closes the platform's land and warehousing investments across MMR, Pune, NCR and Bengaluru – and then stays with every asset as its Sponsor, through to exit.

 

ABOUT VANTROCK

Vantrock is an independent real assets platform. Real assets only. We start where we know the ground: logistics, warehousing and industrial parks, across the full chain – first mile, last mile, city-centre, dark-store and self-storage formats, and logistics-anchored mixed-use developments with distribution below and office above. From there, in sequence and only as each is delivered: industrial plots; suburban campuses, GCC and back-office space; strata offices; and, in parallel, data centres and senior living.

 

Three parts, kept deliberately separate. The founder's own balance sheet takes the first risk: land is acquired, de-risked and approved on his capital before any investor commits. Vantrock Real Assets Private Limited – with its own board, team and governance – is the development manager and operator. Vantrock Investment Managers LLP is the investment manager; its team underwrites every asset independently and answers to an independent Investment Committee, which alone decides what enters a strategy. Assets enter at cost, with no founder premium, and the platform earns only after its investors have. Independent and operator-led – and this team does the underwriting.

 

Vantrock was founded by Anshul Singhal, Founder & CEO, who has built three institutional platforms from zero and is building the fourth on his own capital. 52 million sq ft delivered (32 million as developer, 20 million as contractor), over 2,000 acres acquired, all litigation-free, more than 200 buildings, and India's largest industrial real estate exit. Delivered across the founder's three prior platforms. We don't hire roles. We build the platform.

 

WHAT THE TEAM UNDERWRITES

Two decades on this ground and a gap institutional capital left open below the 100-acre logistics park. The first phase: 10-to-50-acre parcels in MMR, Pune, NCR and Bengaluru, taken through approvals quickly on the founder's own capital and turned into 2.5 lakh to 1.2 million sq ft campuses – shovel-ready before an investor commits, each asset underwritten to its own exit. The full chain: Grade-A big-box and build-to-suit, urban multi-storey, first- and last-mile, dark stores and self-storage, branded industrial plots, Grade-B-to-Grade-A refurbishment, logistics-anchored mixed-use. Assets are seeded before a fund is launched, never blind. Pipeline 10 million sq ft; ground breaks on the first 2 million sq ft in January 2027.

 

THE INVESTMENT TEAM

The investment team is the platform's transaction engine: three seats — Principal, Associate and Analyst — based in the Mumbai Metropolitan Region and working across the four active markets. The team originates, underwrites, structures and closes the platform's investments, and then stays with each asset for its life. Every underwriter becomes the Asset Sponsor of the deals they close and works alongside the Finance & Asset Management team on asset management, investor reporting and asset-level capital. A rounded investments team, not a deal desk that hands over at signing.

 

THE SEAT

Reports to: Founder & CEO / Head of the Investment Team

Direct reports: Associate — Investments & Asset Management; Analyst — Investments & Asset Management

Location: Mumbai Metropolitan Region — in person. Travel to NCR, Pune and Bengaluru.

Experience: 15–20 years in real-asset investing and transaction execution

 

Team structure, reporting lines, direct reports, seat titles and the hiring entity described here reflect the current plan and may change as the platform builds out. Compensation is confirmed in the offer.

 

WHY THIS ROLE EXISTS

The platform has a 10 million sq ft pipeline, four active markets and a founder who has, so far, originated every deal himself. That is not sustainable, and it is not meant to be. The Principal takes that book over: origination, underwriting, structuring, negotiation, Investment Committee, closing — and then the asset, as its Sponsor, through development, leasing, asset management and exit.

 

WHAT YOU WILL OWN

1. Own the pipeline. Build and hold a book of actionable land and platform opportunities across warehousing, industrial and logistics in MMR, Pune, NCR and Bengaluru, with office and data-centre adjacencies where the platform's capabilities transfer.

2. Originate from the demand side. Convert 3PL, manufacturing and e-commerce requirements — and corporate, GCC, hyperscaler and colocation requirements where a site supports them — into build-to-suit and pre-leased structures, not only land bought on spec.

3. Own the underwriting and the Investment Committee. Form the independent view on location, demand, land economics, feasibility, leasing and exit; challenge the model; write the thesis, the risks and the levers; present and defend it.

4. Structure and close. Land purchase and long-term lease, joint venture and joint development, build-to-suit and pre-lease, forward purchase and forward funding, forward sale to institutional buyers and listed vehicles, sale-and-leaseback, platform joint ventures — negotiated by you, diligenced through the platform's partners, driven to closing.

5. Sponsor the assets you close. Own the thesis for life, sign the annual asset business plan, present at the monthly Asset Review, and lead corrective action when an asset drifts from its underwriting.

6. Own the investment content of investor reporting and asset-level capital. Portfolio performance against underwriting for the CFO's sign-off; pipeline and track-record material, partner and lender diligence, and the deployment case alongside the Founder and the CFO.

7. Build the team. Recruit, direct and develop the Associate and the Analyst into people who can run a transaction end to end and stay with the asset afterwards.

 

WHO WE ARE LOOKING FOR

Warehousing, logistics and industrial at the core – required; office alongside; data-centre exposure valued; residential as background only.

– 15–20 years in real-asset investing and transaction execution, the greater part of it in warehousing, logistics and industrial real estate.

– A record — on your Deal Sheet — of originating, underwriting, structuring and closing complex transactions: acres acquired, built area underwritten and delivered, equity deployed, exits achieved, and your role in each.

– Command of the instrument set: land purchase and long-term lease, JV and JDA, build-to-suit and pre-lease, forward purchase and forward funding, forward sale to institutional and listed buyers, sale-and-leaseback, platform JVs.

 

COMPENSATION

Vantrock benchmarks compensation against the upper quartile for the role and market, weighted toward equity for candidates who want to build with us long-term. We discuss specific numbers in the first conversation rather than anchoring either side prematurely. Wealth creation is part of the engine, not only the salary: performance-linked bonuses and ESOP-linked incentives, priced to the seat and confirmed in the offer.

 

CULTURAL FIT

We're building Vantrock over a decade, not a funding cycle. We're looking for people who treat technology as the default answer rather than a supplement, who want to be co-builders of the platform rather than employees executing instructions, and who are comfortable saying I don't know and I was wrong. If you want a defined role with defined edges, this isn't the right seat. If you want to help build an institution from zero, it might be.

 

AI proficiency and partner command are standing requirements in every Vantrock seat: you work fluently with AI tools and build on the platform's dashboards, and you command the institutional partners who execute the transactional work. A supervised AI Proficiency Test is part of the process for every seat, at every level.
