What this Job Involves:
Overseeing portfolio strategies to identify potential risk and opportunities aligned with client's long- and short- term business goals: The position will be part of the team assisting real estate portfolio strategies of leading clients. The candidate will work with our clients as well as account leads to monitor and mitigate portfolio risk, enhance governance, provide consistency and efficiencies, while proactively building portfolio strategies to optimize portfolios and reduce costs
Teamwork:
The candidate needs to work with account leads and local brokers to help our clients define space requirements, market benchmarking , identify suitable alternatives, recommend appropriate occupancy solutions, and negotiate contract terms on their behalf – all guided by data and analytics to provide relevant insights.
Research and Analytics:
Interact with internal and external stakeholders to solicit their feedback to refine and finalize and develop portfolio strategies across the regions
Examples of portfolio strategies are:
- Country Plans, Metro plans, as relevant, for a city or combination of cities to identify opportunities for portfolio rationalization, in view of intrinsic business, and extrinsic market factors.
- Evaluating different scenarios & preparing an early stage business case (opportunity assessment) followed by high level financial analysis to support the same.
- Preparing cost optimization strategies & recommendations in view of business strategies and operations. (consolidation, relocation, lease disposition, blend & extend).
- Lease vs own recommendations for an asset or a portfolio of assets
- Client and Competitor Intelligence The candidate will need to leverage internal JLL resources and tools to introduce and integrate best market practices; work closely with internal, external and service provider teams to assemble relevant data and information.

- Along with the portfolio strategy, the role will have the responsibility for providing transaction support to the account. This will include, though not limited to, the following:
- Lease event monitoring, comparing lease terms to market, development of negotiation strategies and (reporting into the JLL Account lead) then managing a process to either renew leases, conduct rent reviews or exit sites.
- Prepare a critical lease events tracker and initiate projects on time through the JLL Account lead.
- Prepare all materials required in the transaction process not limited to appointment letters; market comparable reports; notices under the lease; letters of offer; financials; client business cases, close out reports in liaison with JLL Account lead.
- Meticulous
- You must pay attention to detail and have excellent problem-solving skills. We are the delivery arm for the client, and they depend on us ensuring we are infallible.
Qualifications
You will require to have a post graduate degree with at least 3 – 4 years of work experience while real estate portfolio strategy & transaction exposure is preferred, strategic thought processes is vital in processing and analysing data in order to reach key conclusions followed by advanced financial literacy. An eye for detail, and emotional intelligence to personality-manage clients in different cultures and geographies will be a differentiator for this role. Strong MS excel skills with grip on real estate cash flows for developing an opportunity assessment, and an ability to appropriately articulate messaging along with conflict resolution with multiple real estate stakeholders, are necessary capability requirements.
