Role Overview
We are seeking a dynamic Performance Management Manager to drive strategic and operational performance across projects and business verticals at Della Townships. The role involves tracking key metrics across luxury real estate developments, ensuring timely project delivery, optimizing sales performance, and enabling data-driven decision-making aligned with the brand's premium positioning.
Key Responsibilities
1. Strategic & Business Acumen
. Strong understanding of luxury real estate business models, including villa developments, plotted developments, and integrated townships
. Ability to translate organizational goals into measurable performance metrics
. Experience in aligning sales, project delivery, and customer experience with overall business strategy
. Understanding of premium customer expectations and brand positioning

2. Performance Management & KPI Design
. Expertise in designing and implementing KPI frameworks across multiple functions (Sales, Construction, CRM, Hospitality)
. Experience with frameworks such as Balanced Scorecard or OKRs
. Ability to define leading vs lagging indicators for proactive performance tracking
. Strong grip on target setting, benchmarking, and performance evaluation cycles

3. Data Analytics & Reporting
. Advanced proficiency in Excel (pivot tables, macros, dashboards)
. Hands-on experience with visualization tools like Power BI or Tableau
. Ability to build automated MIS dashboards and executive-level reports
. Strong data interpretation skills to derive actionable insights from complex


Job Expectations:


4. Financial & Commercial Understanding
. Knowledge of project costing, budgeting, and financial variance analysis
. Understanding of real estate financial metrics such as IRR, cash flow, absorption rate, and inventory turnover
. Ability to track revenue vs cost performance across projects
. Experience supporting business planning and forecasting cycles

5. Real Estate & Project Lifecycle Knowledge
. In-depth understanding of the end-to-end real estate lifecycle (land acquisition design approvals construction sales handover)
. Familiarity with construction milestones, vendor management, and project scheduling
. Ability to monitor project health across cost, timeline, and quality parameters

6. Stakeholder Management & Cross-functional Collaboration
. Strong ability to work with diverse teams: Sales, CRM, Design, Projects, Finance, and Leadership
. Experience in managing senior stakeholders and driving performance review discussions
. Ability to influence decision-making through data-backed insights
. Excellent communication and presentation skills

7. Process Improvement & Operational Excellence
. Ability to identify inefficiencies and drive process optimization initiatives
. Familiarity with continuous improvement methodologies (Lean, Six Sigma - good to have)
. Experience in setting up governance frameworks and review cadences
. Focus on improving turnaround times, cost efficiency, and productivity

8. Customer-Centric Thinking (Luxury Segment)
. Understanding of premium/luxury customer journeys
. Ability to track and improve customer experience metrics (NPS, TAT, service quality)
. Sensitivity to brand experience, design quality, and post-sales engagement

9. Technology & Systems Orientation
. Familiarity with ERP/CRM systems used in real estate (e.g., SAP, Salesforce, or industry tools)
. Ability to integrate data from multiple systems into unified dashboards
. Comfort working with digital tools and automation platforms
