Responsibilities :
Site Survey & Inspection
Conduct detailed site surveys to assess land conditions, measurements, and feasibility for development.
Coordinate with surveyors and technical teams for accurate data collection.
Layout / Plans Finalization
Work with architects and engineering teams to finalize layouts, plot demarcations, and development plans.
Ensure layouts comply with regulatory and project requirements.
Permission Follow-ups
Handle documentation and follow-ups with local authorities for necessary approvals and permissions.
Maintain proper records of permissions, NOCs, and statutory compliances.
Budget Estimation
Prepare project budgets covering materials, labor, and contractor costs.
Monitor spending and ensure cost control throughout project execution.
Site Management
Oversee daily site activities including development work, timelines, and resource allocation.
Ensure safety standards and quality control at all project sites.
Contractor/Material Procurement & Negotiations
Identify vendors, contractors, and material suppliers.
Negotiate rates, prepare work orders, and ensure timely material delivery.
Maintain vendor relationships and evaluate performance.
Site Handover
Ensure completion of site development as per approved plan.
Coordinate for final inspections and prepare handover documentation.
Support sales and customer teams during handover.
Requirements:
Bachelor's degree in Civil Engineering or any related field (preferred).
10 + years of experience in real estate (open plots/land development role preferred).
Strong knowledge of layout development, permissions, and site execution.
Excellent communication, negotiation, and vendor management skills.
Ability to manage multiple sites and deliver within deadlines.
