About the Role
We are seeking an experienced MEP Contracts professional to manage the contractual, commercial, and procurement aspects of Mechanical, Electrical, and Plumbing (MEP) works across residential, commercial, and mixed-use real estate projects. The role involves vendor management, contract administration, cost optimization, tendering, and ensuring timely execution in line with project requirements.
Key Responsibilities
Contract Management
- Prepare, review, negotiate, and administer MEP contracts, work orders, and service agreements.
- Ensure compliance with contractual obligations, project specifications, and company policies.
- Manage contract variations, amendments, claims, and dispute resolution processes.
- Monitor contractor performance and adherence to contractual terms.
Tendering & Procurement
- Prepare tender documents, BOQs, RFQs, and bid evaluation reports for MEP packages.
- Coordinate with consultants, project teams, and procurement departments during tendering and award processes.
- Conduct techno-commercial evaluations and recommend suitable contractors/vendors.
- Finalize rates and commercial terms with contractors and suppliers.
Commercial & Cost Control
- Review contractor bills, payment certifications, and variation orders.
- Monitor project budgets and identify cost-saving opportunities.
- Evaluate additional scope claims and ensure commercial closure.
- Support project teams in cost estimation and forecasting.
Vendor & Stakeholder Management
- Develop and maintain relationships with MEP contractors, consultants, and vendors.
- Coordinate with Project Management, Design, Procurement, Finance, and Legal teams.
- Facilitate timely resolution of contractual and commercial issues.
Documentation & Compliance
- Maintain contract records, correspondences, and commercial documentation.
- Ensure compliance with statutory requirements, safety regulations, and quality standards.
- Prepare MIS reports and project status updates for management review.
Desired Skills
- Strong knowledge of MEP systems and construction methodologies.
- Expertise in contract administration, tendering, and commercial management.
- Understanding of FIDIC contracts, EPC contracts, and construction laws.
- Proficiency in BOQ preparation, rate analysis, and cost estimation.
- Strong negotiation, analytical, and stakeholder management skills.
- Proficiency in MS Excel, ERP systems, and contract management tools.
Preferred Experience
- Experience in residential, commercial, township, or mixed-use real estate developments.
- Proven track record in handling large-value MEP contracts from tendering to project closure.
- Exposure to high-rise residential and commercial projects will be an added advantage.
