Job Description For Property Manager
The Commercial Building Property Manager is responsible for the overall day-to-day management, operations, maintenance, and financial performance of a commercial property. The role ensures safe, compliant, cost-effective, and high-quality facility operations while maintaining strong relationships with tenants, vendors, and stakeholders.
Key Responsibilities
Ensure preventive and breakdown maintenance of civil, electrical, mechanical, HVAC, plumbing, fire & life safety systems.
Maintaining and timely renewals of statutory compliance with local authorities and regulatory bodies (Fire NOC, electrical inspections, lifts, environmental norms, etc.).
Maintain service level agreements (SLAs) and key performance indicators (KPIs) for all facility services.
Ensure building aesthetics, cleanliness, landscaping, and common area upkeep.
Monitor expenses, control costs, and optimize operational efficiency.
Validate vendor invoices, track expenditures, and ensure budget adherence.
Support CAPEX planning, execution, and closure in coordination with Capex and procurement teams.
Ensure vendor compliance with statutory requirements, safety standards, and contract terms.
Conduct regular performance reviews and audits of service providers.
Address tenant complaints, service requests, and escalation management.
Coordinate fit-out activities in line with building guidelines and handover protocols.
Conduct regular tenant meetings and ensure high occupant satisfaction.
Conduct risk assessments, safety audits, and emergency preparedness drills.
Ensure compliance with company policies, client standards, and statutory regulations.
Drive continuous improvement in safety culture across the site.
Ensure proper manpower planning, duty rosters, performance reviews, and training.
Prepare and present MIS, dashboards, and monthly reports to management/client.
Monitor asset performance and plan replacement or upgrades.
Support sustainability initiatives, energy management, and cost reduction programs.
Qualifications & Experience
Bachelor's degree in Engineering (Civil / Mechanical / Electrical) or Facilities Management.
8–10 years of experience in managing commercial buildings or business parks.
Strong understanding of building systems, statutory compliance, and facility operations.
Experience Working With Corporate Clients And Multinational Tenants Preferred.
