Role Objective
The Manager – Planning is responsible for developing, monitoring, and controlling project schedules to ensure timely delivery of real estate projects. The role involves end-to-end planning, progress tracking, coordination with cross-functional teams, and providing data-driven insights to support informed decision-making and proactive risk mitigation.
Key Responsibilities
Project Planning & Scheduling
- Develop detailed project master schedules using tools such as Primavera (P6) / MS Project covering construction, procurement, approvals, and handover milestones.
- Prepare baseline schedules, look-ahead plans, and recovery schedules as required.
- Define activity sequencing, dependencies, and critical paths.
Monitoring & Progress Control
- Track project progress against approved schedules and identify schedule variances, delays, and risks.
- Conduct weekly and monthly progress reviews with site, projects, contracts, and engineering teams.
- Update schedules based on actual progress and site feedback.
MIS & Reporting
- Prepare and present planning MIS dashboards, including:
- Planned vs Actual progress
- Critical path updates
- Milestone tracking
- Delay analysis and forecast completion dates
- Generate reports for Project Review Meetings (PRMs), Leadership Reviews, and Management Committees.
Coordination & Stakeholder Management
- Work closely with Project Managers, Site Engineers, Contracts, Procurement, Design, QS, and Finance teams to align execution with project plans.
- Coordinate with external consultants, contractors, and vendors for schedule inputs and commitments.
- Support leadership with scenario planning and decision support.
Risk Management & Claims Support
- Identify potential schedule risks and propose mitigation and recovery strategies.
- Perform delay analysis (EOT, impact analysis) and support claims documentation, if required.
- Assist in contractual planning aspects related to timelines and deliverables.
Process Improvement
- Standardize planning templates, reporting formats, and review mechanisms.
- Support implementation of best practices in planning, control, and governance across projects.
