Location:Mumbai

Job Purpose

The Construction Manager is responsible for end-to-end execution and delivery of construction project, ensuring adherence to time, cost, quality, safety, and regulatory standards. The role oversees civil, finishing, and MEP execution, manages multiple stakeholders, and leads large on-site teams to ensure seamless project delivery from mobilization through handover.

This position plays a critical role in translating design intent into on-ground execution while maintaining Godrej Properties benchmarks for excellence, sustainability, and safety.

Roles & Responsibilities

Project & Operational Management:

  • Plan, coordinate, and oversee construction activities from excavation to project handover.
  • Ensure execution of civil, finishing, and MEP works in line with approved drawings, specifications, and timelines.
  • Devise and control construction sequencing and work-front planning in coordination with contractors, PMCs, and internal stakeholders.
  • Coordinate with the Design team to ensure timely availability and adherence to GFC drawings.
  • Review drawings jointly with architects, consultants, and engineers to identify constructability risks and resolve them proactively.
  • Ensure effective coordination during snagging and handover, clearly defining ownership and closure of open items.
  • Financial & Cost Management:
  • Drive site reviews, budgeting, and cost control to ensure projects remain within approved budgets.
  • Monitor contractor billing, measurements, and certifications to ensure accuracy and compliance.
  • Facilitate timely payments to contractors, vendors, and PMCs in coordination with the Finance team.
  • Analyze material requirements and approve procurement plans in coordination with Contracts and Budgeting teams.
  • Quality, Safety & Compliance:
  • Implement and monitor quality assurance and quality control (QA/QC) processes across all construction activities.
  • Ensure strict adherence to safety standards, statutory regulations, and GPL SOPs on site.
  • Promote a quality-first and safety-first culture while maintaining execution momentum.
  • Conduct regular audits, inspections, and reviews to mitigate quality and safety risks.
  • Stakeholder Management:
  • Collaborate closely with architects, consultants, contractors, PMCs, design, contracts, finance, and handover teams.
  • Act as the primary on-site escalation point for execution-related challenges.
  • Maintain strong coordination with senior management through regular progress reporting on cost, timelines, risks, and milestones.
  • People Leadership & Capability Building:
  • Lead and manage large on-site teams, including engineers, supervisors, PMCs, and contractors.
  • Define clear objectives, balance workloads, and monitor performance of team members.
  • Conduct regular reviews, feedback sessions, and performance appraisals.
  • Drive training programs for contractors and PMCs to strengthen safety, quality, and execution capabilities.
  • Foster team engagement, ownership, and a high-performance culture aligned with GPL values.
  • Risk Management & Process Improvement:
  • Identify execution, cost, safety, and schedule risks and develop mitigation strategies.
  • Proactively identify opportunities for process improvement and operational efficiencies at site level.
  • Stay updated on construction best practices, technologies, and industry trends relevant to large-scale developments.

Educational Qualification

  • Bachelor's degree in civil engineering / construction management or related discipline.
  • Master's degree or NICMAR qualification Preferred.

Experience

  • 1215 years of experience in real estate / large-scale construction projects.
  • Proven experience managing high-value residential and/or mixed-use projects.
  • Demonstrated capability in leading large on-site teams (5+ members) and multiple contractors simultaneously.
