ABOUT THE ROLE
We are looking for a motivated, confident and proactive Management Trainee – Society Redevelopment & Project Advisory to join our multidisciplinary Architecture, Engineering and Project Management Consultancy (PMC) team.
The candidate will receive practical exposure to the complete lifecycle of Co-operative Housing Society Redevelopment Projects, including project coordination, Society interaction, business development, market research, tendering, developer evaluation, documentation, financial and technical data collection, project monitoring and stakeholder coordination.
The role combines Project Advisory, Real Estate Research, Business Development, Client Relations and PMC Coordination and is suitable for candidates who want to build a career in the real estate redevelopment and consultancy sector.
KEY RESPONSIBILITIES1. Society Redevelopment Project Coordination
- Assist in coordinating assigned Society Redevelopment Projects.
- Maintain project-wise trackers, schedules and action-point reports.
- Follow up with Society representatives, developers and consultants.
- Track project milestones, pending matters and deliverables.
- Assist Senior Project Managers in monitoring project progress.
- Coordinate communication between different project stakeholders.
2. Society & Client Relationship Management
- Assist in communicating with Society Managing Committees and Redevelopment Committees.
- Schedule and coordinate meetings with prospective and existing clients.
- Understand Society requirements and assist in presenting appropriate PMC / consultancy services.
- Prepare meeting agendas, minutes and action-point trackers.
- Maintain professional relationships with Society members, developers and consultants.
- Follow up on decisions and pending requirements after meetings.
3. Redevelopment Opportunity Identification
- Research and identify potential Co-operative Housing Society redevelopment opportunities.
- Identify societies, commercial buildings, CIDCO / MHADA societies and other redevelopment opportunities.
- Maintain databases of potential redevelopment projects.
- Conduct preliminary research regarding project location, existing development, Society details and redevelopment potential.
- Assist in arranging introductory meetings with Managing Committees and prospective clients.
- Assist in collecting preliminary project information and documents.
4. Business Development & Lead Generation
- Assist in generating new business opportunities for PMC, Architecture, Engineering and Redevelopment Consultancy services.
- Support lead generation through networking, referrals, calls, meetings, research and professional contacts.
- Develop relationships with Architects, Structural Consultants, Contractors, Legal Consultants, Valuers, Chartered Accountants, Developers and other industry professionals.
- Assist in maintaining an active business development pipeline.
- Track leads from initial contact through meeting, proposal and project appointment.
- Support senior management in business expansion initiatives.
5. Market Research & Real Estate Research
- Conduct research on local real estate markets and redevelopment activity.
- Research property values, ongoing projects, developers and comparable developments.
- Study redevelopment trends and development opportunities.
- Assist in collecting information relating to FSI, TDR, development potential, construction trends and local regulations.
- Prepare concise market research and project opportunity reports.
6. Tender, EOI & Proposal Coordination
Assist the PMC team in:
- Preparing and coordinating EOIs, tenders, proposals, fee quotations and presentations.
- Collecting required project information and documents.
- Coordinating with Architects, Engineers, Project Managers, CA and Legal Consultants for proposal preparation.
- Maintaining records of developer submissions and tender documents.
- Preparing developer-wise comparison sheets.
- Tracking proposal status and follow-ups until project appointment.
- Supporting technical and commercial presentation preparation.
7. Developer Research & Evaluation
- Research prospective developers and their project history.
- Compile information regarding completed, ongoing and proposed projects.
- Assist in preparing Developer Profile Reports.
- Collect and organise technical, financial, legal and project-related information.
- Assist the PMC team in preparing developer comparison and evaluation reports.
- Maintain an updated developer database.
8. Project Documentation & Reporting
- Maintain project-wise physical and digital documentation.
- Prepare project status reports and trackers.
- Assist in preparing professional correspondence, reports and presentations.
- Maintain records of:
- Society documents
- Tender / EOI documents
- Developer submissions
- Meeting minutes
- Approvals
- Consultant reports
- Project correspondence
- Project timelines
- Ensure documents are systematically maintained.
9. Financial & Commercial Support
Under the guidance of senior professionals:
- Assist in preparing comparative statements.
- Compile developer financial and commercial information.
- Assist in collecting data for feasibility reports.
- Support CA / Finance professionals with project data and documentation.
- Assist in preparing project cost and financial information.
- Maintain project-wise financial and commercial trackers.
10. Technical & Feasibility Support
- Assist in collecting information required for redevelopment feasibility studies.
- Compile existing Society details, member data, area statements and project information.
- Assist Architects and Engineers with preliminary project data collection.
- Support preparation of feasibility reports and project presentations.
- Assist in understanding basic concepts of FSI, TDR, development potential and construction planning.
11. Consultant & Internal Team Coordination
Coordinate and follow up with:
- Architects / All Consultants & Project Managers / Chartered Accountants / Internal PMC teams
Assist in obtaining drawings, reports, documents, certificates and other project deliverables.
12. Meetings, Presentations & Site Visits
- Attend Society Committee meetings and project meetings as required.
- Assist in SGM / AGM / GBM preparation and coordination.
- Attend developer presentations and stakeholder meetings.
- Assist in preparing presentation material.
- Participate in project site visits and inspections.
- Prepare site visit observations and reports.
- Record member queries and follow-up actions.
13. CRM, MIS & Data Management
- Maintain CRM and lead databases.
- Maintain project and client databases.
- Prepare daily / weekly / monthly activity reports.
- Track leads, meetings, proposals and project status.
- Maintain follow-up schedules.
- Prepare project MIS and management reports.
- Ensure timely and accurate updating of records.
- Assist in promoting the firm's Architecture, Engineering, PMC and Redevelopment Consultancy services.
- Support participation in seminars, exhibitions, conferences and networking events.
- Assist with professional presentations and marketing material.
- Support referral and professional networking initiatives.
- Assist in developing long-term relationships with prospective clients and industry professionals.
QUALIFICATIONS
Candidates from the following backgrounds may apply:
- MBA / PGDM – Marketing / Finance / Operations / Real Estate / Construction Management
- B.Arch / Architecture
- B.E. / B.Tech – Civil Engineering
- Bachelor's / Master's Degree in Management, Finance, Real Estate, Commerce, Construction or related fields.Candidates with internship or prior exposure to Real Estate, Construction, PMC, Architecture, Finance, Business Development or Society Redevelopment will be preferred.

- Basic understanding of FSI, TDR, Premiums and Development Regulations.
- Familiarity with UDCPR / DCPR and local approval processes.
- Basic knowledge of project lifecycle and construction methodology.
- Basic knowledge of CRM / project management software.
- AutoCAD knowledge will be an added advantage.
WORKING REQUIREMENTS
- Willingness to travel across Mumbai, Navi Mumbai, Thane, Raigad and MMR.
- Willingness to attend Society meetings, presentations, site visits and client meetings.
- Regular evening meetings may be required as Society Managing Committees and members are often available after normal office hours.
- Mandatory attendance at scheduled GBMs, SGMs, Committee Meetings, presentations and stakeholder meetings.
- Availability to work on weekends / public holidays when required for Society meetings, project presentations or critical project activities.
- Willingness to travel at short notice for client meetings and site visits.
- Ability to work extended hours when required to meet project and client commitments.
Preference
Candidates residing in Navi Mumbai / Mumbai / Thane will be preferred due to the nature of the role, which involves frequent local travel, Society meetings and client visits.
