Job Description
JOB DESCRIPTION:
We are looking for a Legal role with deep expertise in property law to lead the legal function for our land acquisition, development and sales operations. You will own title due diligence, transactional documentation, litigation tracking and regulatory coordination across residential, commercial, villa and plotted development projects.
Key Responsibilities:
1. Title & Due Diligence
- Conduct title analysis on newly proposed lands for development and aggregation.
- Prepare preliminary legal reports, raise requisitions and draft legal opinions.
- Carry out original document verification, including at scale for mass land acquisition.
- Coordinate with land aggregators, facilitators and their advocates to obtain title clearance.
2. Drafting & Documentation
- Draft, review and negotiate Joint Development Agreements, Development Agreements, Agreements of Sale, Sale Deeds, Conveyance Deeds, Lease Deeds, GPAs/SPAs, MOUs, Rectification and Confirmation Deeds, Partnership Deeds, Leave & License Agreements, Share Purchase Agreements, Services and Procurement Contracts, NDAs, Addendums and Indentures of Mortgage.
- Create and maintain standard office templates (Sale Deed, GPA, Agreement to Sell, Agreement to Build, Receipts, etc.).
3. Project & Transaction Support
- Handle all legal matters for on-going construction projects and company transactions. WEAVING A NARRATIVE OF SUCCESS, GROWTH AND SHARED ASPIRATIONS. YEARS
- Coordinate with banks and bank panel advocates for project approvals and legal opinions, and with buyers and investors on their legal queries and document verification.
- Schedule and attend registrations (JDA, GPA, sale deeds, flats and plots) at sub-registrar offices.
4. Litigation & Compliance
- Track litigation, maintain case files and hearing dates, and attend courts when required.
- Draft objections, replies, legal notices and responses to notices received.
- Coordinate with external law firms and counsel and manage their deliverables.
- Stay current on statutes, rulings and precedents affecting property and real estate.
Qualifications:
- LL.B. (or B.A. LL.B.) from a recognised university; enrolled with the Bar Council of Karnataka.
- 6 to 8 years of post-qualification experience in property and real estate law, with at least 5 years in an in-house developer or builder role.
Required Skills & Experience:
- Strong command of property law: title examination, land acquisition, JDA structures, registration procedures and RERA-related documentation.
- Hands-on experience drafting and vetting the full range of real estate agreements listed above.
- Experience managing external counsel and law firms and coordinating with banks and government authorities.
- Strong legal research and analytical ability, and attention to detail in document scrutiny. Excellent communication and stakeholder management with clients, investors, lenders and senior leadership.
- Proficiency in MS Office (Word, Excel, PowerPoint, Outlook).
- Fluency in English and Kannada.
Preferred:
- Experience in mass land acquisition.
