Legal Consultant Non-Litigation (Retainership Basis)

We are looking to engage an experienced Legal Consultant on a retainership basis to provide legal advisory and documentation support for the company's real estate operations. The consultant will be responsible for handling non-litigation legal matters, including property title due diligence, drafting and vetting agreements, redevelopment documentation, legal compliance, and contractual advisory.

The candidate should possess a minimum experience of 10 years in real estate law, preferably with real estate developers or law firms handling property transactions and redevelopment projects. The role requires strong legal drafting capabilities, commercial understanding, sound legal judgment, and the ability to independently manage assigned legal matters.

Key Responsibilities:

1. Legal Advisory: Provide legal opinions and advisory services to management and internal departments on property-related transactions, contractual matters, and other non-litigation legal issues.
2. Property Due Diligence: Conduct and review title investigations, property due diligence, ownership records, title documents, property cards, conveyance deeds, and other relevant property documentation.
3. Drafting & Vetting: Draft, review, vet, and negotiate Development Agreements, Agreements for Sale, Conveyance Deeds, Lease Deeds, Leave and License Agreements, Powers of Attorney, indemnities, undertakings, and other legal documents.
4. Redevelopment Matters: Provide legal assistance in redevelopment projects, including Development Agreements, Permanent Alternate Accommodation Agreements, individual consent documents, and related documentation.
5. Real Estate Transactions: Advise on property acquisitions, development rights, joint development arrangements, and other real estate transactions, including identification of legal risks and appropriate safeguards.
6. Regulatory Compliance: Advise on applicable real estate laws and regulatory requirements, including RERA, MOFA, the Registration Act, stamp duty, and other relevant statutory provisions.

Candidate Profile:

• Educational Qualification: LLB from a recognized university. Additional qualifications in real estate law or corporate law would be an advantage.
• Experience: Minimum 10 years of relevant experience in non-litigation legal matters, preferably in the real estate sector.
• Legal Expertise: Strong knowledge of property title verification, conveyancing, redevelopment documentation, development rights, and real estate transactions.
• Drafting Skills: Extensive experience in drafting, reviewing, vetting, and negotiating complex property-related agreements.
• Advisory Capability: Ability to independently provide practical legal advice, prepare legal opinions, and assess contractual and regulatory risks.
• Professional Experience: Prior experience advising real estate developers, property owners, or law firms handling real estate transactions will be preferred.
• Communication: Excellent written and verbal communication skills, with the ability to interact effectively with management, internal teams, external advocates, and consultants.

Engagement Terms:

• The engagement will be on a retainer basis, subject to mutually agreed terms and conditions.

Preferred Candidate:

A legal professional with 10+ years of experience in real estate non-litigation matters, particularly property due diligence, redevelopment projects, development agreements, conveyancing, contractual documentation, and legal advisory services.
