Job Purpose: Lead - Office Leasing is responsible for overseeing the leasing operations for large office spaces at large assets, ensuring effective marketing, tenant management, and lease negotiations. This role focuses on increasing occupancy rates by leading a team that conducts property tours, reviews tenant applications, and negotiates lease terms. The Lead works to match prospective tenants with suitable office spaces while ensuring the company's goals for revenue and tenant retention are achieved.

Purpose

RESPONSIBILITIES

Adani Airport City is developing Mixed Use Real Estate Airport Cities including Retail, Office, Hotels, Convention Centre and Arena across various cities Mumbai, Navi Mumbai, Ahmedabad, Jaipur, Lucknow, Guwahati spanning over 22 Mn. Sft in the initial Phases.

Develop And Optimize Tenant Mix For Office Spaces

Oversee the creation and distribution of corporate office space advertisements across multiple platforms, ensuring office areas are marketed effectively to attract target businesses.

Supervise the design of brochures, office floor plans, and promotional materials, while managing property listings on corporate real estate websites to increase visibility and attract quality corporate tenants.

Conduct Market Research For Office Space Leasing

Perform in-depth market research to identify current trends, competitor activities, and tenant demand in the office leasing sector.

Use this data to provide strategic insights, ensuring leasing strategies align with market conditions and help secure high-quality tenants.

Managing Office Property Tours For Prospective Tenants

Lead the coordination of office property tours for prospective corporate tenants, ensuring each tour highlights key features like office layout, infrastructure, and amenities that meet business needs.

Ensure team members are prepared to answer detailed questions on office specifications, lease terms, business amenities, and the local corporate ecosystem, delivering a professional and informative experience.

Overseeing Corporate Tenant Application Processing

Supervise the corporate tenant application process, ensuring all applications are reviewed for accuracy and completeness in compliance with company policies.

Oversee thorough background checks, credit evaluations, and reference verifications, ensuring the application process meets corporate leasing standards and legal requirements.

Negotiating Corporate Lease Agreements

Lead the negotiation of office lease terms and conditions with prospective corporate tenants, addressing specific business needs while ensuring the lease aligns with the company's objectives.

Oversee lease renewals, ensuring that adjustments to terms or rent are professionally communicated and agreed upon, focusing on long-term occupancy of corporate tenants.

Building And Maintaining Corporate Tenant Relationships

Foster strong relationships with corporate tenants by ensuring their inquiries, concerns, and maintenance requests are addressed promptly and professionally.

Supervise the team in providing personalized services to corporate tenants, promoting tenant satisfaction, and increasing the likelihood of lease renewals and long-term occupancy.

Ensuring Compliance With Commercial Real Estate Laws And Regulations

Stay updated on commercial real estate laws, including corporate leasing standards, to ensure all office leasing activities are fully compliant with legal requirements.

Provide guidance to the team on adhering to commercial leasing regulations, including fair business practices, and regularly review processes to mitigate legal and financial risks.

Documentation And Reporting Of Office Leasing Activities

Ensure accurate documentation of all office leasing processes, including lease agreements, tenant correspondence, and property records.

Regularly generate detailed reports on leasing metrics such as occupancy rates, rental revenue, and office area utilization, providing actionable insights to senior management for strategy development.

Digital Mindset

Promote the adoption of digital technologies and innovative solutions in Leasing initiatives for city-side projects. Stay informed on emerging trends and best practices to leverage opportunities for transformation.

Team Leadership And Development

Lead and collaborate with diverse teams (marketing, projects, design) to ensure alignment on leasing strategies and execution.

Implement training programs to enhance staff capabilities, focusing on service quality and operational excellence.

Qualifications

Educational Qualifications:

A bachelor's / master's degree in business administration, real estate, marketing, or a related field is required.

Work Experience

12+ years of experience in commercial real estate leasing, with a focus on office spaces. Proven track record in lease negotiations, team leadership, and tenant relationship management. Experience working with large corporate clients and managing multiple leasing projects is essential.
