About The Role

The Senior Analyst is responsible for extraction and profiling of lease terms in the lease management system, reviewing Co-Tenancy lease language to determine failures, analyzing occupancy cost expenses for the company's leased properties, ensuring payments are accurate, timely, and compliant with lease terms. This position leads complex reconciliations, manages a significant portfolio of occupancy statements and escrow invoices, and collaborates with landlords and property management to resolve account issues. The Senior Analyst provides critical analysis and recommendations to management and cross-functional real estate teams, supports the preparation and collection of company claims, and contributes to substantial annual cost savings. Success in this role requires advanced critical thinking, strong organizational skills, and the ability to oversee multiple audits and projects simultaneously while maintaining high standards of accuracy and compliance.

The candidate is expected to currently reside in Hyderabad, India.

What You'll Do

Lead the analysis and audit of year-end occupancy statements and escrow escalations,

ensuring compliance with lease terms and accuracy in occupancy cost payments.

Manage complex landlord account & co-tenancy reconciliations and resolve discrepancies.

Oversee the review, processing, and accruals of high-value occupancy-related invoices and

settlements.

Coordinate with Lease Auditors and internal teams to fulfill audit requests and support

company audits.

Extracts and profiles financial lease terms into the Lease Management System

Validation of lease payment file and payment export process & control tie out

Validation of Sales integration and payment processing

Maintain accurate records in Tririga/CoStar, DocuShare, and other internal systems for

tracking, reporting, and compliance.

Partner with Real Estate Lease Payables, Lease Accounting, and cross-functional teams to

ensure accurate, timely payments and proper financial reporting.

Independently resolve complex research requests, discrepancies, and landlord account

issues, communicating effectively with landlords, property managers, and internal

stakeholders.

Support and guide co-tenancy audits, special projects, and process improvement initiatives

across the Real Estate organization.

Ensure compliance with SOX controls, company policies, and record retention requirements.

Provide recommendations for process enhancements, prepare and submit settlement

proposals, and help the team meet period-end close and processing targets.

Deliver excellent customer service and uphold department commitments through effective

leadership, communication, and collaboration.

Ability to adapt when necessary to work extended hours (including weekends) based on

business needs

Who You Are

Advanced contract interpretation and financial analysis skills to evaluate landlord-billed

occupancy costs and ensure accuracy in financial reporting.

Strong analytical, reconciliation, and problem-solving abilities to identify solutions and

process improvements.

Proficient in Microsoft Excel, Access, Word, and financial/operational accounting systems;

familiarity with ERP and lease management tools.

Excellent organizational skills to prioritize and manage multiple assignments in a high-

volume, deadline-driven environment.

Effective verbal and written communication skills, with the ability to influence and

collaborate across all levels of the organization and with external partners.

In-depth understanding of finance, accounting principles, and real estate processes.

Demonstrated initiative in managing career growth and skills development.

Ability to work independently, adapt to changing priorities, and maintain compliance under

pressure.

Willingness to work variable hours, accommodate deadlines, and travel occasionally as

needed.

Minimum Educational Level

Bachelor's degree in Finance, Accounting, or related field. Chartered accountant

certification required.

Minimum Experience

3+ years of experience in finance or accounting, preferably in real estate or lease

management.
