Manager – Land Acquisition

- Identify potential land parcels aligned with the company's development strategy.
- Build and maintain a strong network with landowners, brokers, and local authorities.
- Track market trends and upcoming growth corridors.
- Conduct preliminary feasibility analysis (location, zoning, ROI, development potential).
- Coordinate with legal, finance, and technical teams for due diligence.
- Assess risks related to title, encumbrances, and regulatory approvals.
- Lead negotiations with landowners and partners for outright purchase, JV, or JDA models.
- Structure deals ensuring commercial viability and alignment with company objectives.
- Prepare and present proposals for internal approvals.
- Work closely with legal teams to verify land titles and documentation.
- Ensure compliance with local land laws, RERA norms, and statutory approvals.
- Liaise with government bodies for approvals and clearances.
- Maintain strong relationships with internal stakeholders (projects, legal, finance).
- Engage with external stakeholders including landowners, consultants, and authorities.
- Maintain detailed records of land parcels, negotiations, and transactions.
- Prepare MIS reports and updates for leadership.
- Track deal pipeline and closure timelines.
