About the Role

Village Wave is seeking an experienced and dynamic Land Acquisition Manager to lead end-to-end land sourcing, evaluation, negotiation, and closure. This role is crucial in driving our expansion and ensuring each acquisition aligns with our brand vision and long-term development plans.

Key Responsibilities

Identify, research, and evaluate potential land parcels in strategic locations.

Build and maintain relationships with landowners, brokers, and local stakeholders.

Coordinate with landowners, schedule meetings, and manage legal discussions to ensure smooth acquisition processes.

Conduct feasibility studies, due-diligence checks, and preliminary valuation assessments.

Lead negotiation processes to secure land at optimal terms.

Coordinate with legal teams for documentation, compliance, and title verification.

Liaise with government offices for zoning, approvals, and regulatory clearances.

Track market trends, pricing, and micro-market growth for informed decision-making.

Maintain accurate records, reports, and acquisition pipelines.

Requirements

4-5 years of proven experience in land acquisition, real estate development, or related domains.

Strong network with brokers, landowners, and regional authorities.

Excellent negotiation and communication skills.

Sound understanding of local land laws, compliance processes, and documentation.

Ability to conduct market analysis and identify high-potential parcels.

High integrity, professionalism, and decision-making ability.

Preferred Qualities

Experience working in rural, suburban, or emerging growth corridors.

Strong problem-solving and conflict-resolution approach.

Self-driven with the ability to manage multiple acquisitions simultaneously.
