Role Overview

Village Wave is looking for a proactive Land Acquisition Manager to identify, evaluate, and acquire land parcels for plotted developments, villa communities, and second-home projects across emerging micro-markets.

Key Responsibilities

●     Source and scout land parcels for real estate development projects

●     Conduct market research, micro-market analysis, and site feasibility studies

●     Coordinate with landowners, brokers, consultants, and local authorities

●     Handle end-to-end land acquisition, negotiations, and closures

●     Manage due diligence, title verification, land documentation, and compliance

●     Liaise with legal teams for DC Conversion, CLU, Phodi, RTC, and approval processes

●     Maintain records of agreements, land reports, and acquisition data

●     Support approvals related to BMRDA, DTCP, Panchayat, and Revenue authorities

●     Build strong stakeholder relationships and local networks

●     Coordinate with internal teams for project expansion and execution

Candidate Profile

●     4+ years of experience in Land Acquisition, Property Scouting, or Real Estate Business Development

●     Strong understanding of Karnataka land laws and approval processes

●     Experience in plotted development, villa development, or second-home projects preferred

●     Strong negotiation, communication, and stakeholder management skills

●     Ability to handle market research, feasibility analysis, and documentation independently

● Willingness to travel for site visits and land assessments
