The Role
You'll lead concept-to-site delivery for premium residential projects, translating vision into buildable, flawlessly detailed spaces. Expect fast cycles, exacting standards, and close collaboration with principals, clients, vendors, and site teams.
What you'll do
- Design leadership: Develop concepts, storyboards, mood sets, and schematic plans; drive design critiques to reach a crisp TAS standard.
- Technical resolution: Produce GFCs, joinery & staircase packages, wet-area details, ceiling/reflected plans, and coordination sets (MEP/AC/security/AV).
- Material & detailing: Specify stone/veneer/metal/glass systems; rationalize edges, junctions, reveals, and tolerances for premium finishes.
- 3D & visualization: Build fast study models and direct visualizations to communicate intent (Rhino/SketchUp + 3ds Max/Corona/Enscape).
- Authority & vendor coordination: Liaise with consultants, PMCs, and specialists; review shop drawings and samples; close RFIs promptly.
- Site ownership: Convert drawings to reality, conduct site checks, mark-ups, QA punch lists, and sign-offs; unblock issues in real time.
- Program & cost sensitivity: Sequence deliverables, value-engineer without aesthetic compromise, and protect timelines.
- Client interface: Present with clarity, manage feedback, and uphold TAS World's service ethos.
What success looks like (90 days)
- 12 live projects moved from schematic to coordinated GFCs with clean clash resolution.
- A complete materials & details matrix aligned to budget and lead times.
- Sites running on clear issue logs and weekly closure rhythms.
- Principals trust your taste, judgment, and speed.
Must haves
- B.Arch, 03 years in luxury residential projects is a plus
- Portfolio evidencing detailing depth
- Software fluency: AutoCAD, SketchUp, 3ds Max/Corona( Good to have) or V-Ray, Enscape/Lumion, Adobe CC.
- Strong MEP coordination, BOQ literacy, and vendor/PMC handling.
- Obsession with precision, proportions, and light; ability to simplify complexity.
Good to have
- Experience with high-security and smart-home integrations.
- Knowledge of local codes/by-laws and approval processes.
- Comfort leading client workshops and design sprints.
