About the Role :
We are looking for candidate for our Investment Sales team at our Gurgaon office to serve the rapidly growing demand for structured real estate investment products across the NCR and pan-India investor base. This role sits at the intersection of property advisory, transaction execution & wealth management - you will act as a trusted investment consultant helping discerning HNI, UHNI and institutional clients deploy capital into high-yield real estate assets.
The Indian commercial and investment-grade real estate market has witnessed strong momentum in recent years, with pre-leased commercial assets, upcoming Grade-A developments and logistics/warehousing opportunities attracting significant institutional interest. Our Gurgaon/NCR base provides direct access to one of India's most active real estate investment corridors.
Key Responsibilities :
1. Client Acquisition & Relationship Management
Identify, prospect and onboard HNI, UHNI and family office investors through direct outreach, referral networks, wealth manager partnerships and events.
Maintain a structured pipeline of active investors conduct regular portfolio reviews and re-engagement calls.
Build long-term advisory relationships - acting as the client's single point of contact for all investment-grade real estate opportunities.
Collaborate with private banking teams, CA networks, wealth advisory firms and NRI associations to generate qualified leads.
2. Investment Product Sales - Supply Side Mandates
Upcoming / Under-Construction Projects:
Present Investable opportunities from commercial offices (both ready & FSI), Warehousing & retail with a clear IRR and appreciation thesis.
Position pre-launch and early investor tranches to clients seeking capital appreciation plays.
Pre-Leased Commercial Assets:
Sell income-generating, tenanted commercial properties (office, retail, warehouse) offering assured rentals and attractive cap rates (typically 6%-9% gross yield in the NCR corridor).
Create investment decks profiling tenant quality, WALE (Weighted Average Lease Expiry), rental escalation clauses and exit scenarios.
Other Investment RE Assets:
Identify and pitch plotted developments, land parcels, REIT feeder structures, fractional ownership platforms and NCD-backed real estate products.
Source off-market and exclusive mandates from developers and asset owners for sale to investor clients.
3. Deal Structuring & Transaction Management
Prepare and present detailed Investment Memos / Information Memoranda (IM) for each asset - covering title diligence status, yield analysis, comparable transactions and exit options.
Coordinate with legal, finance and due diligence teams to ensure seamless transaction closure.
Negotiate deal terms, including pricing, payment plans, developer incentives and lock-in structures, on behalf of investor clients.
Manage end-to-end transaction documentation including LOI, Agreement to Sell, and post-closure compliance.
4. Market Intelligence & Research
Track micro-market trends in NCR sub-markets to present data-backed investment narratives.
Monitor capital flows, rental yield movements, vacancy rates and infrastructure developments (RRTS, metro extensions, expressway upgrades) that impact asset valuations.
Benchmark competitor offerings across Knight Frank, JLL, ANAROCK, Cushman & Wakefield, and Colliers to maintain competitive product knowledge.

Track SEBI REIT regulations, NRI investment norms (FEMA/RBI guidelines) and commercial leasing trends to advise clients accurately.
5. Revenue & Business Development
Own and deliver individual monthly and quarterly revenue targets (brokerage / advisory fee income).
Cross-sell and upsell - where a client buys one asset class, actively present adjacent investment opportunities to deepen wallet share.
Represent the firm at industry events: CREDAI, ASSOCHAM real estate summits, MCHI-CREDAI Expo, PropTech India and investor roadshows.
Develop and execute a personal brand in the investment real estate space through networking, LinkedIn thought leadership and referral cultivation.
Graduate in any discipline. MBA / PGDM (Finance, Marketing or Real Estate) from a reputed institution strongly preferred.
Additional certifications in financial planning (CFP), real estate valuation or capital markets (NISM) will be a distinct advantage.
RERA registration (as applicable under UP-RERA) is required or must be obtained within the probation period.
2-10 years of experience in real estate sales, investment advisory, wealth management or capital markets (real estate-focused candidates strongly preferred).
Proven track record of selling high-ticket real estate products (ticket size INR 10+ Cr and above) to HNI/UHNI or institutional clients.
Prior experience with an international property consultancy (IPC) - Knight Frank, JLL, CBRE, Colliers, Cushman & Wakefield, Savills, ANAROCK - or a premium developer's investment sales arm will be given strong preference.
Demonstrated ability to independently manage the full sales cycle from prospecting to closure.
Strong existing network of HNI investors, family offices, CAs, financial advisors or private banking relationship managers in NCR / Delhi / Noida.
