Job Description - Investment Sales / Commercial Real Estate Investments / Strata Sales
We are looking for an experienced and commercially driven professional to join our team in Investment Sales, with a focus on commercial real estate transactions and strata sales. This role is ideal for someone who has worked with leading investment advisory firms, institutional real estate platforms, private equity-backed developers, property consultants, or premium real estate organizations handling high-value transactions.
The role offers the opportunity to work on landmark commercial real estate deals across office, retail, mixed-use, industrial, hospitality and strata-led developments. You will be responsible for originating, evaluating and closing investment opportunities, while building long-term relationships with investors, developers, funds, family offices, HNIs and institutional clients.
Key Responsibilities
- Lead the complete investment sales cycle for commercial real estate and strata sale opportunities, from sourcing and pitching through to negotiation and closure.
- Identify and engage with investors, institutional buyers, HNIs, family offices, occupiers and corporate clients looking to acquire or invest in commercial assets.
- Build and maintain a strong pipeline of opportunities across office spaces, retail assets, business parks, mixed-use developments, warehousing, hospitality and strata units.
- Prepare detailed investment proposals, teasers, presentations, financial models and business cases for clients and internal stakeholders.
- Conduct market research and investment analysis including pricing, yield expectations, IRR, ROI, absorption, leasing trends and comparable transactions.
- Advise clients on the commercial viability, positioning and investment potential of assets in line with prevailing market trends.
- Coordinate with developers, landlords, consultants, legal teams, finance teams and channel partners to ensure smooth execution of transactions.
- Drive negotiations on commercial terms, pricing, payment structures, lease commitments and deal documentation.
- Work closely with senior management on strategic mandates, large-ticket transactions and portfolio sales.
- Develop strong relationships within the commercial real estate ecosystem and actively generate new business through networking, referrals and industry contacts.
Candidate Profile
We are looking for someone with 10-15 years of relevant experience in commercial real estate investment sales, institutional sales, capital markets, transaction advisory, strata sales or real estate investments.
The ideal candidate should have exposure to premium commercial real estate transactions and should be comfortable engaging with senior stakeholders including investors, promoters, CXOs, family offices and institutional decision-makers.
You Should Have
- Strong understanding of commercial real estate markets, investment structures and deal dynamics.
- Proven experience in handling investment-led transactions rather than pure residential sales.
- Exposure to office, retail, business park, industrial, hospitality or mixed-use assets.
- Excellent understanding of financial concepts such as ROI, IRR, rental yields, cap rates and investment returns.
- Ability to create compelling investment presentations and confidently pitch opportunities to sophisticated clients.
- Strong communication, negotiation and relationship management skills.
- A consultative and polished approach, with the ability to build credibility with high-profile investors and clients.
- High ownership, entrepreneurial mindset and the ability to work independently in a fast-paced environment.
