Job Description:

Role Overview:
Della Group is seeking a dynamic, seasoned, and results-driven Head - PMC & Projects to lead the planning, execution, and
project delivery of multi-acre, theme-based integrated luxury township projects across India.
Based out of our HQ in Mumbai, the candidate will oversee end-to-end Project Management Consultancy (PMC) functions,
project execution teams, contractor management, and site operations across multiple geographies. Prior experience
working with reputed PMCs (e.g., IPCs or top-tier project management consultancies) is a strong advantage.

Key Responsibilities:
1. Project Leadership & Multi-Site Execution
. Lead multi-disciplinary project teams (Civil, MEP, Structural, Finishing, Infrastructure) across various township
projects nationwide.
. Drive full-cycle execution of large-scale townships incorporating diverse asset classes-luxury residential villas,
high-rise branded residences, 5-star resorts, adventure parks, retail districts, and wellness centers.
. Ensure strict adherence to time, cost, quality, and safety standards across all project sites.
. Coordinate closely with Project Heads, Contracts, Procurement, Engineering, and Execution teams to monitor
project progress, identify bottlenecks, and highlight deviations from approved plans and timelines.
. Conduct periodic project review meetings with internal stakeholders and consultants, presenting schedule
performance, risk areas, recovery plans, and actionable milestones.
2. Project Management Consultancy (PMC) & Planning Operations
. Standardize Project Management frameworks, methodologies, and SOPs for site execution across all India
locations.
. Direct internal site PM teams and manage external PMC agencies, architectural consultants, structural engineers,
and specialized vendors.
. Oversee master scheduling using Primavera/MS Project, budget tracking, and progress reporting to executive
leadership.
. Review and analyze contractor and consultant schedules to ensure consistency, feasibility, logical sequencing,
and alignment with overall project objectives.
. Prepare detailed progress reports, dashboards, management MIS, schedule variance analysis, and project
forecasts for leadership review and strategic decision-making.
. Implement and maintain standardized planning procedures, reporting systems, project controls, and monitoring
mechanisms across all projects to ensure uniform execution and governance.
3. Cost Control, Value Engineering & Quality Assurance
. Collaborate with Contracts and Procurement teams to review BOQs, tender documents, contract agreements,
vendor billing, and project commercial performance.
. Support budget planning, project cost monitoring, and cash flow forecasting in coordination with Finance and
Project Controls teams.
. Implement value engineering strategies without compromising Della's signature luxury design language and
quality expectations.
. Drive stringent QA/QC protocols to deliver world-class finishes, structural integrity, and compliance across civil,
structural, MEP, and interior build-outs.
4. Travel & On-Site Governance
. Conduct frequent and extensive site visits across project locations in India to review ground-level progress,
resolve critical bottlenecks, and align local contractors with overall project milestones.
. Ensure implementation of approved planning systems, reporting standards, safety practices, and governance
protocols during on-site reviews.
. Provide on-ground leadership support for schedule recovery, resource optimization, contractor coordination, and
execution acceleration wherever required.

Job Expectations:

Required Qualifications:
. PMC Advantage: Strong preference for candidates who have worked with reputed Project Management
Consultancies (PMCs) or leading IPCs (e.g., JLL, CBRE, Cushman & Wakefield) or top-tier real estate developers.
. Township/Mixed-Use Expertise: Demonstrated experience managing large integrated townships (100+ acres),
luxury residential developments, or multi-asset projects.
. Multi-Site Leadership: Ability to manage multiple active project sites across different states simultaneously.
. Technical Mastery: In-depth knowledge of modern construction technology, structural systems, infrastructure
development, and luxury interior finishing works.
. Commercial & Financial Acumen: Proficient in project budgeting, cost control, cash-flow forecasting, and
contract management.
. Design Sensitivity: Capability to translate visionary design concepts into precise physical execution (critical for
Della's design-centric developments).
. Mobility: High willingness to travel extensively at short notice to project sites across India.

Minimum Qualification:

Education: B.E. / B.Tech in Civil Engineering (M.Tech / MBA in Construction Management or PMP certification is preferred

Overall Experience: 18-25+ years in large-scale Real Estate, Township, Hospitality, or Infrastructure development.
