We are looking for a high-impact Head of Sales with a relentless focus on deal closure. This role is not just about lead generation; it is about steering the entire sales engine to convert interest into revenue. You will be responsible for the end-to-end management of residential projects, ensuring that every stage of the sales funnel is optimized for final closure.
Key Responsibilities:
- Lead and motivate the sales team to maintain a high conversion ratio from site visits to final bookings.
- Personally intervene and provide strategic support in closing high-value deals and managing tough negotiations for luxury/large-scale inventories.
- Drive the sales team to maintain a clean, active pipeline with aggressive follow-ups and systematic conversion strategies.
- Work closely with the board to finalize pricing, discount structures, and offer strategies that incentivize quick closures.
- Manage and train external brokers to ensure they are focused on quality leads that result in actual revenue, rather than just market noise.
- Ensure all documentation, booking processes, and collections are handled smoothly to avoid last-minute deal drops.
Qualifications & Experience:
- A minimum of 15–18 years of real estate experience with a verified track record of managing large-scale project sales.
- Proven experience in managing high-volume booking cycles and liquidation of large-scale project inventory.
- Exceptional ability to handle high-net-worth buyers and resolve deal-breaking objections.
- Ability to manage and coach a team to improve individual conversion rates.
- Advanced proficiency in real estate-specific sales software to track every lead from First Touch to Closure.
