Job Title: Head of Projects
Experience: 1218 Years (Mandatory background in PEB / Modular Construction)
Location: Bangalore, Karnataka, India with Site Travel.
Reporting to: Directors
1. Role Purpose
The Head of Projects will be the strategic and operational bridge between factory output and final site delivery. You will be responsible for scaling The Habitainer's physical footprint by building a robust, high-quality Verified Installer Network. Your primary goal is to ensure that projects are delivered on time, within budget, and to a Zero Defect standard, while providing critical field-intelligence back to the Design and Production teams.
2. Key Responsibilities
- Project Leadership & Delivery:
- Oversee the entire lifecycle of site installations, ensuring 100% adherence to project milestones and committed delivery dates.
- Manage and mentor the Site Installation and Delivery teams to drive accountability and professional growth.
- Predict and mitigate potential site risks (logistics, crane requirements, connection detailing) before they impact timelines.
- Installer Network Development (Strategic):
- Identify, vet, and onboard third-party PEB/modular installation companies to create a nationwide Verified Installer Network.
- Develop and manage a comprehensive vendor database to reduce subcontractor discovery time and cost.
- Standardize the Habitainer Installation Manual to ensure external partners meet company quality benchmarks.
- Cross-Functional Optimization:
- Act as a technical advisor to the Architecture and Design teams, providing practical site-logic inputs to solve issues at the design level rather than during production.
- Collaborate with the Production Head to align factory schedules with site readiness, ensuring materials arrive at least 3 days before they are needed.
- Quality & P&L Accountability:
- Maintain a Zero Defect installation rate and ensure all site documentation is logged (per the company rule: If it is not logged, it did not happen).
- Manage project-wise P&L, focusing on reducing rework, waste, and site delays that impact the bottom line.
3. Qualifications & Skills
- Experience: 1218 years in project management, specifically within Pre-Engineered Buildings (PEB), structural steel, or modular construction in different verticals such as residential, comercial, industrial and retail.
- Network: An existing, active database of reliable fabricators, transporters, and installation subcontractors.
- Technical Proficiency: Strong understanding of factory-to-site construction logic, including sequencing, tolerances, and structural detailing.
- Leadership: Proven ability to drive teams in a fast-paced, high-growth environment
- Degree: Bachelor's in Civil Eng, Construction Management with post graduation in Construction Management (beneficial),
- Software: MS office Suite (advanced), Autocad, MS projects and BIM (prefered)
