Role: Chief Operating Officer (COO)

Location: Bengaluru

Industry: Real Estate / Construction

Experience: 2025 years total, with 10+ years in senior operations roles in real estate or construction

Work Model: Work from Office | Monday to Saturday (6 days)

Role Summary

We are seeking a seasoned Chief Operating Officer to lead end-to-end operations across our real estate business. The COO will convert the company's strategic vision into operational excellence across project planning, construction delivery, customer fulfilment, vendor management, and site operations.

This role demands strong program management, P&L ownership, regulatory discipline aligned with listed entity standards, and a proven ability to scale operations across multiple large projects.

Note: This role oversees all operational functions excluding Sales, Marketing, and Finance.

Key Responsibilities

  • Project Delivery & Construction Operations
  • Ensure timely, high-quality, safe, and cost-effective project execution. Establish a unified operating rhythm across all projects with clear milestones, risk tracking, and corrective actions.
  • Operational Strategy & Execution
  • Translate Board-level strategy into actionable operational plans, resource allocation, and performance KPIs. Drive continuous improvement across functions.
  • Customer Fulfilment & After-Sales
  • Align construction delivery with sales forecasting. Improve handover processes, reduce customer grievances, and accelerate collections.
  • Financial Discipline & Working Capital
  • Own operating budgets and project P&Ls. Optimize cash conversion cycles and partner with Finance on forecasting, refinancing, and vendor payments.
  • Compliance & Governance
  • Ensure adherence to all regulatory, disclosure, and governance requirements applicable to listed entities. Work closely with the Compliance Officer, Company Secretary, and auditors.
  • Vendor & Supply Chain Management
  • Build and optimize vendor panels, procurement frameworks, and contract governance to reduce risk and variability.
  • People & Culture
  • Build a high-performing operations leadership team with clear accountability, reporting lines, and performance metrics.
  • Risk & Safety
  • Enforce safety standards, regulatory approvals, insurance coverage, and statutory compliance across all sites.

Key Performance Indicators

  • On-time project completion (milestone vs plan)
  • Project gross margin & operating cash flow
  • Customer satisfaction / NPS at handover
  • Audit & regulatory non-compliances (target: zero material issues)
  • Retention of operations leadership talent

Qualifications & Experience

  • Degree in Engineering, Construction Management, Architecture, or Business Administration
  • MBA or postgraduate qualification preferred
  • 2025 years of total experience with at least 10 years in senior operations roles in real estate or construction
  • Mandatory experience in a listed real estate company
  • Proven track record of delivering multiple large-scale projects, owning project P&Ls, and improving working capital metrics
