A well-established real estate investment platform is seeking a commercially driven leader to oversee leasing strategy, business development, and asset growth across an industrial real estate portfolio. This is a strategic leadership role responsible for enhancing portfolio performance through tenant acquisition, occupancy optimisation, business partnerships, and investment origination. Working closely with the investment and asset management teams, the successful candidate will help drive long-term value creation across the portfolio while identifying new growth opportunities.
The successful candidate will lead the commercial strategy for the portfolio, balancing leasing performance with longer-term investment objectives. This includes strengthening relationships with occupiers, brokers, operating partners and capital partners, while supporting new investment opportunities and portfolio initiatives.
Key Responsibilities
Commercial Strategy & Leasing
- Develop and execute leasing and commercial strategies to maximise occupancy, rental growth, and portfolio performance
- Build and maintain relationships with occupiers, brokers, agents, and strategic partners
- Lead negotiations for major leasing transactions and oversee commercial terms for key tenant agreements
- Identify emerging tenant demand, industry trends, and market opportunities to strengthen portfolio positioning
- Oversee branding, leasing collateral, and market engagement initiatives to enhance the visibility of the portfolio
Portfolio Performance
- Partner closely with the asset management team to drive asset performance and identify value creation opportunities
- Contribute to business planning, budgeting, and commercial forecasting
- Support asset repositioning initiatives, leasing campaigns, and portfolio enhancement strategies
- Present commercial updates and strategic recommendations to senior management
Business Development & Investment Origination
- Develop and maintain a strong network across owners, developers, occupiers, brokers, investors, and industry participants
- Source new acquisition, partnership, and development opportunities
- Work alongside the investment team to evaluate opportunities from initial origination through transaction execution
- Support strategic growth initiatives, portfolio expansion, and capital deployment activities
Leadership
- Mentor and develop leasing and commercial team members
- Foster a collaborative, entrepreneurial, and performance-driven culture
- Build capabilities across leasing, business development, and stakeholder management
Key Requirements- Degree in Real Estate, Business, Finance, Marketing, or a related discipline
- At least 8 years of relevant experience across leasing, business development, investments, asset management, or commercial real estate
- Strong network within Singapore's industrial and commercial real estate market
- Demonstrated experience leading complex commercial negotiations and developing long-term client relationships
- Strong commercial judgement with an understanding of portfolio performance and investment fundamentals
- Excellent communication, presentation, and stakeholder management skills
- Familiarity with industrial real estate and the relevant regulatory environment will be advantageous
- Professional real estate accreditation or licensing will be viewed favourably
