Job Title: Chief Architect - Master Planning (Luxury Townships)

Position Overview
Della Townships is seeking a visionary and experienced Chief Architect - Master Planning to lead the planning and design of large-scale luxury township developments and premium residential communities.
The ideal candidate will have extensive experience in conceptualizing, designing, and executing integrated luxury township projects, with strong expertise in land use planning, zoning, infrastructure strategy, and coordination with international consultants.
Key Responsibilities
1. Master Planning & Design Leadership
. Lead end-to-end master planning for luxury townships and high-end residential developments.
. Define land use strategy (residential, commercial, hospitality, retail, amenities, open spaces).
. Develop macro-level planning concepts including zoning, density, circulation, and phasing.
. Create iconic and sustainable township visions aligned with Della's luxury positioning.
. Oversee preparation of concept plans, feasibility studies, and detailed master plans.
2. Luxury Township Strategy
. Develop differentiated luxury residential environments (villas, plotted developments, premium apartments).
. Plan lifestyle amenities such as clubhouses, resorts, wellness spaces, retail boulevards, and experiential landscapes.
. Integrate hospitality-driven planning principles into township design.
. Ensure design enhances brand value and premium positioning.
3. Coordination & Consultant Management
. Lead coordination with:
. International master planning consultants
. Urban designers
. Landscape architects
. Infrastructure consultants
. Traffic and environmental specialists
. Review and approve design submissions to maintain design integrity.
. Act as primary architectural authority for all township planning matters.
4. Regulatory & Approvals
. Ensure compliance with local development control regulations (DCR), zoning laws, and statutory requirements.
. Liaise with planning authorities and government bodies for approvals.
. Guide teams on FSI utilization, density optimization, and statutory compliance.
5. Team Leadership
. Lead and mentor a multidisciplinary team of architects, planners, and designers.
. Establish design standards, guidelines, and master planning frameworks.
. Drive innovation, quality control, and design excellence across projects.
6. Commercial & Strategic Input
. Work closely with Development, Sales, and Marketing teams to align design with business strategy.
. Conduct feasibility analysis and provide inputs on land acquisition opportunities.
. Optimize planning to enhance project profitability and efficiency.
SkillsRequired:
. Proven experience in premium residential and integrated developments
. Experience working with international consultants preferred
. Strong exposure to Maharashtra planning regulations
Key Competencies
. Strategic visioning and large-scale planning expertise
. Strong design leadership and aesthetic sensibility
. Deep understanding of infrastructure planning and phasing
. Regulatory knowledge (FSI, DCR, zoning laws)
