About the Job Profile
Lulu IT Parks is looking for a well experienced and dynamic head of the leasing department. The ideal candidate should possess a minimum 15 years of experience in the commercial real estate sector both office space leasing and retail space leasing)
Key Requirements of the Job profile
Strong knowledge and prior experience in office space leasing business and Retail leasing (Track record of leasing a minimum 1 million sqft in the past).
Knowledge of leasing administration process.
Strong connections in the International property consultants (IPC) circle as well as client community (Global real estate heads and C-suite personnels).
Prior experience in working with IPCs and/or with large developers is a must.
Basic Knowledge of required legal documents/formalities
Good negotiations skills Overall Purpose/Objective Of the job
Drive revenue maximisation and achievement of optimum occupancy level through an effective leasing strategy designed to achieve the right/ planned tenant mix and target business plan and revenue generation.
Key responsibilities
Formulate the leasing strategy and develop the leasing plan based on market intelligence and finalize the same with the top management.
Gather information periodically about the key developments in the commercial real estate market (both local market as well as outside) and provide inputs to the management in taking strategic decisions.
Frequent interactions with existing and prospective tenants to understand their expansion plans and identify business development oppurtunities.
Assign roles and responsibilities to the team members and work on a monthly target basis.
Be the first point of contact with respect to the space requirements and organise the team with respect to the preliminary site visits and upto smoothly on-boarding the client.
Sending commercial offers to prospective tenants based on the requirements and internally co-ordinating with all the respective teams up to the signing of lease agreement.
