Role: Real Estate and Infrastructure Fitouts Lead
Role Overview
The Real Estate and Infrastructure Fitouts Lead will serve as the primary technical and execution authority for all civil construction and interior fitout projects across LTM's India portfolio. This role demands a seasoned professional who can seamlessly bridge design intent and on-site delivery, while managing multi-vendor ecosystems, cost controls, and stakeholder expectations in a fast-paced corporate environment. Prior exposure to IT/ITES workplace projects is strongly preferred.
Key Responsibilities
Project Execution & Site Management
- Lead and oversee site activities for all civil construction and interior fitout projects across India, from initiation through handover.
- Manage concurrent projects simultaneously, maintaining focus on quality, timelines, and budget adherence.
- Support base build and fitout works execution, coordinating inputs across Interiors, Furniture, Security, and MEP streams.
- Implement and enforce quality assurance programmes, health and safety procedures, and compliance frameworks across all sites.
Design Review & Value Engineering
- Review GFC (Good for Construction) drawings and conduct value engineering exercises by identifying alternate design approaches, methods, and materiality.
- Evaluate layouts, look & feel, design basis reports, and detailed design packages; provide structured technical inputs to the design team.
- Review Makes, tender specifications, and Bills of Quantities (BOQs) for accuracy and completeness.
- Leverage AutoCAD drafting knowledge to validate design outputs and contribute to project documentation.
Cost Management & Commercial Oversight
- Maintain current awareness of local market rates for civil and interior items; use this knowledge to benchmark and validate vendor quotes.
- Evaluate rate analyses, ratify extra-item claims raised by contractors, and provide documented recommendations for approval.
- Process, certify, and validate vendor invoices to ensure accuracy and timeliness of payments.
- Assist in budgeting and cost tracking across the project lifecycle, flagging variances and recommending corrective actions.
Stakeholder & Vendor Management
- Coordinate with External design teams and external vendor partners; prepare clear scope-of-work statements for all design and project management consultancy services.
- Proactively explore and onboard new vendor partners from the market for civil and interior works, strengthening the approved vendor ecosystem.
- Organise and chair regular interface meetings and workshops with design teams to ensure timely responsiveness to RFIs, submittals, sample approvals, and schedule milestones.
- Act as a key point of contact for customer and stakeholder issue resolution; coordinate internal resources and third-party vendors for seamless project delivery.
Scope, Risk & Documentation
- Assist in defining project scope and objectives in collaboration with all relevant stakeholders, ensuring technical feasibility is validated upfront.
- Manage changes to project scope, schedule, and costs using appropriate change-control and verification processes.
- Measure and report project performance using relevant tools and techniques; maintain rigorous project documentation throughout the lifecycle.
- Perform risk assessments and implement risk management strategies to proactively minimise project exposure.
- Translate business requirements into actionable project execution plans with defined budgets and timelines.
- Support facility management teams with all project-related technical inputs post-handover.

Qualifications & Experience:
Education: Bachelor of Engineering (BE) in Civil Engineering
Experience: 1214 years in site execution and project planning for real estate construction and fitout projects
Industry Preference: IT/ITES workplace environments; experience with corporate fitout mandates at scale
Other Requirements: Demonstrated ability to manage pan-India project portfolios across multiple concurrent sites
