Job Summary
The Finishing Manager will be responsible for planning, coordinating, supervising, and delivering all architectural, interior, landscape, and external development finishing works for an ultra-luxury high-rise residential project. The candidate must possess extensive experience in executing premium residential towers and high-end clubhouse facilities, ensuring superior quality, adherence to project timelines, budget control, and compliance with project specifications and international finishing standards.
Key Responsibilities
Project Execution & Management
- Lead and manage all finishing activities across residential towers, clubhouse, common areas, podiums, and external developments.
- Develop detailed finishing work schedules and ensure timely completion of milestones.
- Coordinate with Project Managers, Consultants, Architects, MEP teams, Vendors, and Contractors for seamless execution.
- Monitor site progress and proactively identify and resolve execution challenges.
High-End Interior & Architectural Finishes
- Supervise and manage installation of:
- Imported Marble & Natural Stone Works
- Luxury Flooring Systems
- Premium Wooden and Veneer Doors
- Aluminium Windows & Glazing Systems
- False Ceilings (Gypsum, Metal, Decorative)
- Luxury Wall Finishes and Claddings
- Internal & External Painting Systems
- Decorative Architectural Elements
- Joinery and Interior Fit-Out Works
Clubhouse & Amenities Execution
- Execute high-end residential clubhouse projects including:
- Reception & Lobby Areas
- Banquet Facilities
- Gymnasium
- Spa & Wellness Areas
- Indoor Recreation Zones
- Swimming Pool Facilities
- Luxury Common Areas
External Works & Landscape
- Manage landscape works and external development activities.
- Oversee:
- Hardscape & Softscape Works
- Water Features
- Driveways and Walkways
- Boundary Walls
- External Paving
- Site Beautification Works
- Infrastructure Finishing Works
Quality Control & Assurance
- Ensure all finishing works meet approved drawings, specifications, and quality standards.
- Conduct regular inspections and prepare snag-free handovers.
- Coordinate mock-ups, material approvals, and sample reviews.
- Maintain strict quality control procedures for luxury finishes.
Contractor & Vendor Management
- Manage and monitor subcontractors and suppliers.
- Review work quality, productivity, resource deployment, and material consumption.
- Ensure compliance with project timelines and contract requirements.
Cost & Material Control
- Monitor material procurement requirements and site inventory.
- Prevent wastage and ensure optimal utilization of resources.
- Assist project management team in cost monitoring and budget control.
Safety & Compliance
- Ensure compliance with all safety regulations and site procedures.
- Promote a safe working culture across all finishing trades.
- Ensure adherence to local authority requirements and project standards.
Handover Management
- Lead snagging and de-snagging processes.
- Coordinate consultant inspections and final approvals.
- Ensure successful handover of apartments, clubhouse, and common areas with world-class finishing standards.
