Role: Financial Analyst

The ideal candidate has a strong financial background and a keen interest in real estate finance and portfolio management. The Financial Analyst is responsible for underwriting new investments, managing development budgets, supporting acquisition and disposition closings, and delivering asset management reporting to drive strategic real estate decisions through in-depth analysis. Job Duties:
Underwriting
● Lead underwriting and valuation analysis of prospective acquisitions and investment opportunities.
● Prepare business plans, proformas, and financial forecasts for prospective deals, including scenario and sensitivity analysis.
● Support due diligence on prospective transactions, including market and comparable analysis.
Transactions
● Support financial closing on acquisitions, including closing statements, sources and uses, funds flow, and coordination with counsel, title, and lenders.
● Support disposition analysis and closing coordination for asset sales, including buyer due diligence requests and closing financials.
Development budgets
● Build and maintain budgets and financial forecasts for active development projects, including cost-to-complete projections.
● Analyze variances between projected and actual development costs, in coordination with the Controller's job cost records, and flag issues to management.
Asset management
● Compile and deliver portfolio performance reporting against the underwritten business plan, budget, and KPIs to support leadership's decision-making and oversight of third-party property managers.
● Gather and synthesize reporting from third-party property managers (financials, leasing and operational updates, capital expenditure status) into concise summaries for review.
● Monitor lender covenant compliance and flag upcoming reporting deadlines or issues for review.
● Prepare investor distribution statements and support capital call notices.
● Prepare refinancing and exit analyses, including sensitivity and scenario modeling, to support hold/sell and recapitalization decisions.
Education & Qualifications
● Bachelor's degree in accounting, finance, economics or related field; CPA, CFA or MBA preferred.
● Fluent in English.
● Strong financial acumen and understanding of cash flows and investment planning metrics (e.g., NPV, IRR, EBITDA, waterfalls).
● Detail-oriented self-starter with the ability to work both independently and cross-functionally managing multiple projects.
● Knowledge of advanced Excel; PowerPoint functions a plus.
● Exceptional time management and prioritization skills are also required to succeed in a fast-paced environment, managing multiple projects with significant responsibilities and competing priorities.
● Attention to detail, owner mentality, along with a strong desire to grow and succeed are critical.
● Strong verbal and written skills to communicate effectively to internal and external professionals.
● Great attitude, creativity and flexibility on meeting whatever the day brings is a must!
● Relentlessly resourceful.
Experience:
● Minimum 5-7 years experience in real estate finance or real estate financial modeling from areas such as investment banking, private equity or real estate investment sales, real estate corporate finance, or debt platforms.
● Prior experience and/or in-depth understanding of hotel analysis, hotel development, or hotel operations a plus.
