- Verification of tax invoice with the supporting provided by the client
- Analyze Sales MIS and provide summarized information regarding – sales done in the reporting period,
trend analysis (volume & price achieved), registrations done, amount collected, etc.
- Comment on the pricing achieved (including breakup between base price and additional charges) –
highlight cases where the transaction price is an outlier
- Review sales cancellation data and comment on the same (based on discussions with the Developer's
representative)
- Review of Booking & Allotment letters issuance, Registrations status of sold units
- Review of Cash flow for the project during the review period. Provide a summarized cash flow
statement of the project – from the date of monitoring by consultant as well as for the reporting period
(data to be provided by the Developer and consultant to review the same)
- Compare and trace Sales MIS figures (collections) with the books of accounts and bank statements –
highlight & comment on variances observed. Audit of the account statements of each of the Accounts to
validate the collections received.
- Conducted continuous monitoring and reporting of Sales, CRM, and Project outflow activities.
- Monitor collection from customers in non-escrow accounts.
- Conduct monthly reviews and reporting on sales and inflows as well as outflows for brokerage costs,
marketing costs, and tenant payments
