Job Description (8–12 years experience) Position: Manager – Finance & Accounts

Job Type: Full-time About the Role We are looking for a Chartered Accountant (CA) with 8–12 years of progressive experience to lead our Finance, Strategy, and Operations functions. The role demands strong financial controllership, strategic planning, and operational excellence – specifically within real estate development. You will work closely with the MD to drive budgeting, project accounting, compliance (RERA, GST, TDS), treasury, and cross-functional project execution. Key Responsibilities
1. Financial Management • Develop, monitor, and optimise annual budgets; ensure alignment with project-level and organisational goals. • Oversee CapEx planning & tracking for multiple real estate projects – from approval to completion within budget. • Manage investment portfolios, liquidity, and cash flow forecasting, lead treasury functions. • Drive project-wise profitability analysis, revenue recognition (as per RERA / Ind AS 115), and cost control.
2. Real Estate & Project Accounting • Ensure end-to-end project accounting – land cost, construction cost, overhead allocation, and capitalisation. • Handle RERA compliance – quarterly updates, separate bank account reconciliations, form filings. • Manage vendor reconciliations, contractor billing, and retention money tracking. • Oversee inventory accounting for under-construction and completed units.
3. Strategic Leadership • Formulate long-term financial strategies to maximise ROI from projects. • Conduct market analysis, feasibility studies, and financial modelling for new land acquisitions or joint developments. • Evaluate strategic opportunities – partnerships, outright sale of development rights, or asset divestment. 4. Compliance & Risk Management • Ensure zero non-compliance in statutory audits, RERA inspections, and tax assessments. • Implement robust internal controls for project-level spending and revenue collection. • Manage GST (real estate specific – works contract, TDS on property, input credit restrictions) and TDS compliance.
5. Operational Excellence • Collaborate with legal, construction, sales, and external vendors to deliver turnkey projects on time and within budget. • Drive process improvements to reduce operational costs and improve cycle times. Key Performance Indicators (KPIs) • Financial accuracy: ≤5% variance in actual vs. budgeted project costs • CapEx efficiency: ≥95% projects within budget; ROI exceeding internal benchmarks • Compliance: 100% on-time RERA filings, zero audit qualifications • Vendor management: performance score ≥4/5; 10% YoY cost reduction in non-core spends Qualifications & Skills Mandatory • Chartered Accountant (CA) certification. • 8–12 years of post-qualification experience in finance & accounts. • Minimum 3–4 years of experience in real estate development accounting (mandatory). Technical Skills • Real estate accounting, RERA compliance, project accounting, CapEx management. • ERP systems (Tally Prime / SAP / any real-estate-focused ERP), advanced Excel, Power BI. • Cash flow forecasting, fund flow management, GST & TDS for real estate. Soft Skills • Leadership, stakeholder management, cross-functional collaboration. • Strategic thinker with problem-solving agility and attention to detail. Additional • Regular reporting to MD on KRAs and corrective actions. • Commitment to continuous process improvement.
