Job Summary
The Facility Executive is responsible for managing day-to-day operations of residential townships and commercial properties, ensuring smooth functioning of technical systems, soft services, vendor management, and compliance with safety standards. The role focuses on delivering efficient facility operations, high service quality, and cost-effective management of resources.
Key Responsibilities
- Township / Residential Society Management
- Oversee daily operations of residential complexes, including common areas, clubhouses, parking, and utilities
- Coordinate with Resident Welfare Associations (RWAs) to address complaints and service requests
- Ensure uninterrupted functioning of water supply, DG backup, lifts, and STP systems
- Supervise security operations including CCTV monitoring, access control, and gate management
- Mall / Commercial Property Management
- Manage facility operations for retail and commercial spaces, including Common Area Maintenance (CAM)
- Coordinate with tenants for fit-outs, maintenance, and compliance requirements
- Ensure uptime of escalators, elevators, HVAC systems, and power supply
- Oversee high-footfall services such as parking, housekeeping, and security
- Technical Operations
- Maintain and monitor critical systems: HVAC, electrical panels, transformers, DG sets, and fire safety systems
- Execute preventive and corrective maintenance schedules
- Monitor energy usage and implement cost-saving and efficiency measures
- Vendor AMC Management
- Manage Annual Maintenance Contracts (AMC) for all major equipment and systems
- Negotiate contracts and ensure adherence to SLAs and compliance standards
- Conduct vendor performance reviews and audits
- Safety Compliance
- Ensure compliance with local regulations, fire safety norms, and statutory requirements
- Conduct fire drills, safety inspections, and emergency preparedness planning
- Maintain documentation for audits and regulatory approvals
- Financial CAM Management
- Manage CAM budgets, billing, and expense tracking
- Optimize operational costs and resource utilization
- Prepare monthly MIS reports on maintenance, utilities, and expenses
- Soft Services Management
- Supervise housekeeping, pest control, landscaping, and waste management
- Ensure cleanliness and hygiene across all common and public areas
- Maintain service quality standards in residential and commercial environments
