Circle Head / Retail Expansion & Real Estate Lead
About the Role
We are looking for an experienced Circle / Regional Head Expansion & Real Estate to lead end-to-end retail network growth across assigned regions. The candidate will be responsible for strategic market expansion, property acquisition, lease negotiations, franchise/FOFO onboarding, and cross-functional coordination to ensure timely store launches and profitable growth.
Key Responsibilities
- Drive regional expansion strategy and identify high-potential markets and locations.
- Lead property scouting, feasibility studies, catchment analysis, and competition mapping.
- Conduct commercial negotiations with landlords, brokers, and developers.
- Manage LOI, lease agreements, renewals, terminations, and legal coordination.
- Oversee end-to-end store rollout from site finalization to store launch.
- Build and maintain strong relationships with franchise partners, consultants, and landlords.
- Collaborate with Projects, Legal, Finance, Marketing, and Operations teams.
- Track budget, ROI, and profitability of expansion projects.
- Monitor portfolio performance, lease expiries, and compliance standards.
- Provide regular MIS reports, forecasts, and market insights to leadership.
Required Experience
- 5+ years in Retail Expansion / Real Estate Acquisition / Leasing / Franchise Development.
- Proven track record of independent site closures and commercial negotiations.
- Experience handling multi-city / regional portfolios.
- Strong exposure to mall leasing, high-street retail, and commercial spaces.
