Real Estate - Estimation Engineer

JOB SUMMARY
We are seeking an experienced and detail-oriented Estimation Engineer with 8+ years of experience in the real estate and construction industry, preferably in luxury residential projects. The candidate will be responsible for preparing accurate cost estimates, quantity take-offs, budgeting, tender analysis, and cost control throughout the project lifecycle. The role requires strong technical knowledge of construction methodologies, materials, market rates, and value engineering practices.
KEY RESPONSIBILITIES
- Prepare detailed cost estimates for residential and luxury housing projects.
- Conduct quantity take-offs from architectural, structural, and MEP drawings.
- Develop project budgets and cost plans at various stages of project development.
- Prepare BOQs (Bill of Quantities) as per project specifications.
- Analyze project scope and identify cost implications.
- Monitor project costs against approved budgets.
- Identify opportunities for value engineering without compromising quality.
- Recommend cost-effective materials, construction methods, and design alternatives.
- Prepare cost variance reports and management dashboards.
- Coordinate with Architects, Structural Consultants, MEP Consultants, and Project Managers.
- Review technical drawings and specifications for estimation accuracy.
- Participate in design review meetings to assess cost impact of design changes.
- Support project execution teams with budget-related clarifications.
- Maintain estimation records, databases, and cost benchmarks.
- Prepare project cash flow forecasts and cost reports.
- Generate MIS reports for management review.
- Ensure compliance with company estimation standards and procedures.
REQUIRED SKILLS & QUALIFICATIONS
- Bachelor's Degree in Civil Engineering (B.E./B.Tech Civil).
- Diploma in Civil Engineering may be considered with relevant experience.
- Certification in Quantity Surveying, Cost Management, or Estimation will be an added advantage.
- Minimum 8+ years of experience in estimation and costing within the real estate industry.
- Prior experience in luxury residential, premium housing, township, or high-rise residential projects is preferred.
- Experience handling projects from pre-construction to execution stage.
- Strong knowledge of BOQ preparation and quantity surveying.
- Proficiency in rate analysis and cost estimation.
- Knowledge of construction materials, labor rates, and market trends.
- Understanding of residential construction methodologies and specifications.
- Familiarity with tendering and contract management processes.
- Ability to interpret architectural, structural, and MEP drawings.
