Responsibilities
Technical Operations & Maintenance Management
- Oversee operation and maintenance of HVAC, electrical, plumbing, DG sets, lifts, fire safety systems, water treatment plants, and BMS.
- Implement preventive, predictive, and corrective maintenance programs.
- Troubleshoot technical issues and ensure timely resolution to reduce downtime.
- Ensure adherence to SOPs and maintenance standards across all systems.
Team & Vendor Management
- Supervise technical staff, engineers, and outsourced service providers.
- Allocate tasks, prepare duty rosters, and monitor performance.
- Manage vendor relationships and ensure SLA/KPI compliance.
- Coordinate contract renewals, escalations, and performance reviews.
Energy Management & Sustainability
- Monitor and optimize energy and water consumption.
- Implement energy conservation measures (ECMs) and sustainability initiatives.
- Track utility usage and report energy-saving performance.
- Drive continuous improvement in efficiency and environmental performance.
Client & Stakeholder Management
- Act as the primary technical point of contact for clients and tenants.
- Provide updates on asset performance, maintenance schedules, and technical issues.
- Support audits, client reviews, and technical planning discussions.
- Ensure high levels of client satisfaction through proactive engagement.
Budgeting & Financial Management
- Prepare and manage budgets for maintenance, utilities, and capital expenditure.
- Track costs and identify opportunities for savings and optimization.
- Support lifecycle asset planning and capital replacement forecasting.
- Ensure adherence to approved financial plans.
Project & Asset Management
- Oversee small fit-out projects, refurbishments, and system upgrades.
- Ensure smooth project handover with complete documentation.
- Recommend technology upgrades, automation, and infrastructure improvements.
Reporting & Compliance
- Prepare daily, weekly, and monthly technical reports.
- Track incidents, energy consumption, and SLA/KPI performance.
- Maintain asset registers, maintenance logs, and AMC schedules.
- Ensure compliance with statutory, safety, and regulatory standards.
