Key Responsibilities
Daily Operations & Facility Monitoring
- Review completion of previous day's tasks with SPOCs and block managers and track pending actions
- Monitor daily utility consumption including water, electricity, and other facility resources
- Conduct daily briefing with GM/AGM and align on planned activities and priorities
- Coordinate with Help Desk and communicate daily operational plans based on management inputs
- Ensure deployment and performance of JLL teams, security, housekeeping, pest control, and food court teams
Facility Inspection & Walkthrough
- Conduct daily walkthroughs of all utility and critical areas including LT/HT rooms, fire pump rooms, basements, garbage rooms, and security cabins
- Verify operational status of STP, WTP, pumps, storm water systems, and other utility systems
- Ensure continuous availability of essential utilities such as electricity (BESCOM) and water supply
- Monitor condition of service roads, landscaping, and common infrastructure areas
- Inspect floors under fit-out works to ensure safety compliance and cleanliness standards
Operations Coordination & Reporting
- Track and follow up on planned activities and ensure timely execution
- Coordinate with vendors and water suppliers and maintain updated documentation
- Maintain records of stock, checklists, completed works, and pending issues
- Review daily progress reports and communicate next-day work schedules
- Close and review all work orders on a daily basis
- Conduct evening reviews with Block Managers/SPOCs for critical updates and escalations
Engineering & Maintenance Management
- Supervise maintenance engineers and technical teams including training and performance monitoring
- Oversee preventive maintenance programs and ensure adherence to 52-week maintenance schedules
- Manage maintenance of electrical systems, HVAC, plumbing, pumps, and fire/life safety systems
- Ensure proper functioning and upkeep of RO plants, dishwashers, DG sets, lifts, and CCTV systems
- Support implementation of maintenance improvements and system upgrades
Vendor & Contract Management
- Coordinate with external contractors for maintenance and repair activities
- Develop and manage maintenance service contracts and ensure SLA compliance
- Monitor AMC performance for lifts, CCTV, and other critical systems
- Follow up on electrical breakdowns with utility providers (BESCOM)
Utilities & Energy Management
- Maintain records of electricity and DG consumption
- Ensure quarterly maintenance of DG sets and other critical equipment
- Monitor efficiency and reliability of utility systems across the facility
- Support electrical system maintenance in coordination with internal SPOCs
Event & Support Operations
- Provide electrical and lighting support for events and special activities
- Assist in operational requirements during tenant fit-outs and facility events
- Support engineering requirements during peak operational or emergency situations
Team Management
- Prepare and manage shift schedules for maintenance staff (MST)
- Supervise engineering and maintenance teams, ensuring discipline and productivity
- Support training and development of technical staff
Emergency & Compliance Management
- Respond promptly to emergencies and ensure quick resolution of facility issues
- Ensure compliance with safety standards, maintenance protocols, and operational procedures
- Maintain readiness of all critical systems including fire safety, electrical, and utility infrastructure
