Job Description

Role Purpose

Lead end-to-end land scouting, acquisition, title due diligence, litigation resolution, and delivery of clear, defect-free, and legally transferable land title (no disputes, encumbrances, or liens). Drive approvals & liaison across power/electrical departments, GPCB, and Town Planning for layout clearance. Coordinate statutory surveys (DILR/SLR/DGPS) and geotechnical investigations to hand over shovel-ready land aligned to business timelines, cost, and compliance requirements in Gujarat.

Key Responsibilities

1) Land Scouting & Acquisition

  • Identify, screen, and evaluate parcels (zoning, access, utilities, flood risk, Jantri vs. market price).
  • Lead landowner engagement, negotiations (price/easements/ROW), MoUs/term sheets, and deal closure.
  • Structure transactions (sale/lease/JV/land pooling) in collaboration with Legal & Finance.

2) Legal Due Diligence & Title Clearances

  • Execute 30-year title search, encumbrance checks, mutation/Ferfar, 7/12 & 8A (e-Dhara), and court/lien searches to ensure clear, defect-free, and legally transferable title.
  • Resolve gaps via rectification deeds, indemnities, or family settlement documentation to achieve title with no disputes/encumbrances/liens.
  • Draft/coordinate ATS, Sale Deed, PoA, Indemnity, Possession Memo manage stamp duty & SRO registration for clean, transferable title.
  • Monitor ULC repeal implications, tenancy/Section 63 permissions, fragmentation, and conversion history.

3) Litigation Resolution

  • Map disputes (civil/revenue/court) and design resolution pathways (mediation, settlement, statutory recourse).
  • Maintain and periodically update a risk register escalate highrisk matters with mitigations and timelines.

4) Approvals, Liaison & Compliance (Gujarat)

  • Drive NA conversion, TP Scheme/plot approvals, layout clearance under GDCR and applicable TP regulations coordinate plan compliance with architects/planners.

Liaison Responsibilities

  • Liaise with Collectorate, DILR, Town Planning, GIDC (if applicable), Revenue Dept., SRO, Forest, GPCB, Electricity (GETCO/UGVCL/MGVCL/DGVCL), Water & Groundwater (SSNNL/GWSSB), and local bodies.
  • Secure NOCs: approach/access, tree cutting, borewell/groundwater, power, water, drainage, environmental (as needed).
  • Ensure full compliance with Gujarat Land Revenue Code, Stamp & Registration Acts, GDCR/TP regulations, and internal governance.

5) Surveys & Technical Verification

  • Coordinate DILR/SLR demarcations, DGPS/topographic surveys, boundary verification, and encroachment checks.
  • Plan geotechnical/soil investigations interpret reports to inform feasibility and enabling works.

6) Documentation, MIS & Stakeholder Management

  • Maintain complete repository: title chain, approvals, contracts, maps/surveys, and trackers.
  • Publish weekly/monthly MIS on pipeline, approvals, risks, costtogo ensure accuracy and timeliness.
  • Manage stakeholders: landowners, brokers, Panchayat/municipal officers, community, and internal legal/finance/projects teams.

DM/Manager - Land Acquisition & Liaison (Gujarat) - Maruti Suzuki

Drive land scouting, title due diligence, litigation resolution, NA/TP approvals, layout clearance, registration, and surveys (DILR/SLR/DGPS, geotech) for industrial/realestate projects. Handson liaison with Collectorate/TP/SRO/GPCB/GETCOUGVCLMGVCL strong negotiation & compliance.

Education: BE Civil/LLB/B.Plan MBA preferred.

Experience: 6-9 yrs.

Language: Gujarati/Hindi required English preferred.

Travel: 40-70%.
