Job Description
This role is responsible for planning, establishing, and directing key real estate services and administrative oversight of the physical security team for all Ameriprise India locations. Responsible for establishing and managing a wide variety of vendor relationships including transport, security services, soft services, technical services, food service, internal conference services, mail services, regulatory compliance, and office equipment. In addition, the role has responsibility for ensuring that real estate decision-making and physical security protocols are firmly grounded in the appropriate process, adheres to industry and company-defined space standards, meets financial hurdles and parameters, and follows the appropriate authorization and validation steps.
Key Responsibilities
Key stakeholder within all aspects of the real estate management lifecycle for multiple Ameriprise facilities in India, working intensively with identified global provider for facility management. Responsible for managing and maintaining corporate office locations, including but not limited to efficiently managing technical and soft services, reception/visitor management, physical security programs, mail-room operations, staff for managing the day-care (creche) on site, ensuring seamless power availability, executing a premium-level standard of building and grounds maintenance regime.
Ensure safe, timely and efficient transportation of employees on a 24*7 basis from their residence to office and back. The scope of the role includes (but not limited to) working closely with Enterprise Procurement to identify and negotiate with cab fleet vendors, driving cost optimization through process improvements/route rationalization, managing service level escalations, reviewing vendor performance statistics/ SLAs and taking remedial actions, ensuring employee safety at all points, and seeking periodic employee feedback (voice-of-customer) on the service. Strong interface with corporate security leader to establish safety norms and its ongoing monitoring.
Create, nurture and lead a high-performing team by ensuring appropriate resource/ work allocation, ongoing coaching and feedback, employee development and performance management. Manage 3rd party vendor relationships to ensure resources are efficiently deployed to meet organizational needs.
Identify and negotiate, in partnership with Enterprise Procurement the evaluation of key real estate and security vendors. Drive cost optimization programs/ projects. Institute a strong employee feedback mechanism on the performance of key vendors; work with the employee engagement teams on remedial actions. Plan, monitor, coach, and review performance of vendors to hold them accountable to service levels/ quality commitments. Conduct regular and recurring vendor performance reviews to ensure stated KPI, SLA and other performance metrics are met; perform industry standard and site-specific due diligence functions.
Identify and implement future real estate needs key consultative role to determine current and future space needs, location selection, identification of construction vendors for projects/buildouts, managing construction and site improvement projects across all locations. Further, this role ensures a safe, secure, and resilient workplace, working in close partnership with key business partners and local leadership.
Responsible for overseeing the creation, implementation and ongoing execution of SOPs used for reporting, compliance, executing and supporting the India delivery of facility management services, projects and support of workplace services.
Required Qualifications
Bachelor's degree or equivalent.
15+ years of relevant experience.

Excellent communication, crisis management, and problem-solving capabilities.
Background in managing real estate and security operations in large office or campus environments; experience in India regulatory and safety frameworks preferred.
Strong collaboration skills with key business functions including local leadership, technology, and human resources.
Proven ability to lead vendors, manage budgets, and execute complex operational programs.
Proven record of driving business results.
Experience creating meaningful data analysis and metrics to support business needs.
