Job Summary

The Director of Land Transaction (Capital Markets) will be a pivotal leader responsible for originating, structuring, and executing complex land acquisition and disposition strategies within the capital markets framework. This role demands a deep understanding of real estate development, investment principles, and financial structuring to drive significant value for the organization. The Director will manage the entire transaction lifecycle, from initial sourcing and due diligence to negotiation, closing, and post-acquisition strategy, ensuring alignment with overall investment objectives and capital deployment goals.

Key Responsibilities

  • Develop and implement comprehensive land transaction strategies, identifying opportunities for acquisition, disposition, and joint ventures that align with capital market investment criteria.
  • Lead the sourcing, underwriting, and evaluation of potential land deals, conducting thorough financial analysis, market research, and risk assessments.
  • Conduct extensive due diligence, including zoning analysis, environmental reviews, title and survey examinations, and feasibility studies, to mitigate risks and inform investment decisions.
  • Structure complex financial arrangements and deal terms, including equity partnerships, debt financing, and other capital stack components, to optimize returns.
  • Negotiate purchase and sale agreements, joint venture agreements, and other legal documentation with landowners, developers, investors, and legal counsel.
  • Prepare detailed investment memoranda, presentations, and financial models for internal approvals and external capital partners.
  • Cultivate and maintain strong relationships with brokers, developers, landowners, investors, financial institutions, and other key industry stakeholders.
  • Oversee the transaction closing process, coordinating with legal, finance, and operational teams to ensure seamless execution.
  • Monitor real estate market trends, economic indicators, and regulatory changes to identify emerging opportunities and potential risks.
  • Provide leadership, mentorship, and guidance to junior team members, fostering a collaborative and high-performance environment.
  • Present transaction updates, performance metrics, and strategic recommendations to senior management and investment committees.
