Job TitleMarketing Manager US SFR Platform (Wholesaler Growth & Revenue)
OverviewWe're building a vertically integrated, institutional-grade US Single-Family Rental platform. The Marketing Manager owns growth and revenue from wholesaler acquisition end-to-end. This role blends performance marketing, creative execution, and outbound growth ops. You're accountable for numbers, not vibes.
Core Responsibilities1) Paid Digital Marketing (Primary)- Own and scale paid acquisition across Facebook, Instagram, TikTok, and Google PPC
- Build, test, and iterate full-funnel campaigns (TOF/MOF/BOF)
- Translate strategy into clear creative briefs (hooks, angles, formats, CTAs)
- Actively manage creative performance vs campaign objectives (not set and forget)
- Run disciplined A/B testing on audiences, creatives, offers, and landing flows
2) Creative Campaign Alignment- Ensure every creative maps to a specific funnel stage and KPI
- Maintain creative performance dashboards (fatigue, CPA drift, ROAS decay)
- Coordinate production cadence with internal or external creative resources
- Kill underperforming creatives fast; double down on winners
3) Growth Metrics & Revenue Ownership- Own and report on:
- CAC
- ROAS
- LTV
- Retention
- Churn
- Forecast and hit revenue-linked growth targets
- Translate spend outcomes with zero ambiguity
4) Wholesaler Acquisition KPIsYou are directly accountable for:
- Number of wholesalers onboarded
- Daily
- Weekly
- Monthly
- Quarterly
- Annually
- Cost per onboarded wholesaler
- Activation and engagement quality (not just signups)
5) Manual Business Development & Outreach Ops- Manage and scale outbound outreach VAs
- Channels include:
- Facebook
- Instagram
- Discord
- Skool
- Reddit
- LinkedIn
- Define scripts, positioning, targeting logic, and daily quotas
- Track conversion rates from outreach call onboarded wholesaler
- Continuously refine messaging based on field feedback
6) Systems, Tools & Adaptation- Stay current on:
- Paid media algorithm changes
- New ad formats and platforms
- Growth tooling and automation
- Proactively test and adopt better tools, workflows, and tactics
- Work comfortably with CRMs, tracking tools, analytics dashboards, and attribution systems
Required Skills & Experience- Proven experience managing multi-channel paid media with real budgets
- Strong grasp of startup and growth metrics (CAC, ROAS, LTV, retention, churn)
- Experience managing remote teams or VAs, especially outbound/sales support
- Strong analytical mindset with clear decision-making based on data
- Ability to operate independently and move fast without hand-holding
- Tech-savvy and comfortable learning new platforms/tools continuously
- Highly proactive, resourceful, and outcome-driven
