| About Corporate Real Estate Services (CRES) | |||||
CRES provides support to all business functions on Annual Branch/Office Network Expansion Plan of the Bank, Upkeep & Maintenance of existing branches & offices, Safety & Security and Administration including other Offices like RAC, Currency Chests and Regional Office. The department plays significant role as it deals with multiple internal/external stakeholders including vendors, various business teams and its verticals, F&A, compliance, audit etc. to ensure uninterrupted branch operations and safety of the employees besides implementing the ideas that brings cost & energy efficiencies, reductions to cost of operations and improved turn-around-time | |||||

The Annual expansion plan of the Bank is categorized under various categories based on population & tier as mandated by RBI, and the locations are spread across Circles under a particular CRES Zone. The CRES officials are allocated Circle-wise and is responsible for end-to end co-ordination with internal & external stakeholders for opening of all branches & offices under the assigned Circle. The official is responsible for timely completion of all back end activities, within defined budget and as per quality standards of the Bank as laid down in the departmental SOPs, specifications & guidelines. Handing over projects in a time bound manner to the concerned business team, the official to contribute towards early commencement of business operations, without any cost overrun or quality related escalations. The position shall be engaged in multiple projects in two (2) or three (3) circles at a time, depending on the total number of live projects that the department is undertaking at that instant | |||||
| Key Responsibilities | |||||
Making necessary proposals, TSR, Lease agreement, Rent & Other reimbursements including provisions, Proposal Notes, GRN, & registration of all ABEP, Additional Space Requirements & Relocation projects within the timeframe. Gathering requirements from respective business team & support in preparing action plan, obtaining budgets and compliance in accordance to Banks marketing and other guidelines Consciously driving transparency in all activities undertaken. On time relocation of premises from premises identification till relocation of premises with TAT & Recovering 100% SD for Branch Closure/Relocation with 100% Legal compliance & writing off of Asset. Issuing various Work Orders/Service & Goods Purchase Orders in P2P to Architects, vendors & contractors, Ensuring execution of work at site with proper adherence to quality parameters, workmanship, EHS guidelines, labour & workmen compliances.Bill payment to the vendor within 45 days post receiving bills in physical / electronic form and timely release of lawyer and legal fees & other charges as applicable. Provisioning within TAT, Maintenance of NDC from Vendor/Landlords , No overdue invoices and payments or linked exceptional approvals for clearing such payments. Review Vendor agreement including imposition of penalty on vendors (No dues certificate/vendor balance certificate. Ensuring administrative and statutory compliances, control in all cases.)Conducting periodic site visits during fit-out stage to check quality & progress. Initiate immediate rectification action incase of deviations observed. Extending effective support in monitoring Capex & Opex Budget & Cost Savings by means of rent rationalization during renewals/containing escalations/RFP during renewals , IFSD Recovery, optimizing opex cost, imposing penalty, AMC Cost , Reducing Electricity Cost of the Branch Network, Space rationalization , and other such measures to reduce Capex and Opex. Coordinating with Vendors, CPT & Caphub teams and preparing payment release and timely release of payments. Maintaining trackers for periodic review and audit. Obtaining Structural Stability Certificates from structural engineers for buildings/ DG sets/Strong Room & accessories, wherever applicable Monthly Control Return - Timely submission of MCR to your immediate superior and ensuring compliance of all the points mentioned in MCR Ensuring proper & timely HOTO of completed premises to business teams & FM engineer as per Banks process and dispatch of files to respective stakeholders. Preparing of various MIS reports pertaining to projects, provisioning etc. and submitting to reporting manager/department head at pre-defined frequency. Audits & Compliance - Closure of issues highlighted in Audits, Compliance on Vendor onboarding, KYC verification of Landlords/vendors Uniformity in distribution of works and adherence to SOPs | |||||
