Position: Contracts & Purchase Manager – Interior Fit-Out

Role Overview:
The Contracts & Purchase Manager will be responsible for end-to-end procurement and contract management for interior fit-out projects, ensuring cost efficiency, timely execution, and compliance with contractual and commercial obligations. The role requires strong expertise in vendor management, contract negotiation, and project cost control within fast-paced fit-out environments.
Key Responsibilities:
- Develop and execute procurement and contracting strategies aligned with project timelines and cost targets.
- Lead vendor sourcing, pre-qualification, techno-commercial evaluation, and finalization of subcontractors and suppliers.
- Draft, review, and manage subcontract agreements, purchase contracts, and work orders, ensuring legal and commercial compliance.
- Negotiate pricing, payment terms, and contractual conditions to achieve optimal project margins.
- Prepare detailed BOQs, cost estimates, rate analysis, and support tendering and bid submissions.
- Monitor project procurement budgets, cost-to-completion (CTC), and ensure adherence to approved financial plans.
- Oversee issuance and tracking of purchase orders, subcontract agreements, and supplier billing.
- Coordinate with project teams for material planning, scheduling, and timely site mobilization.
- Manage logistics planning, vendor deliveries, and inventory control to avoid delays or cost overruns.
- Ensure proper documentation and control of procurement records, contracts, variations, and change orders.
- Generate MIS reports covering procurement status, cost tracking, consumption analysis, and forecasts.
- Collaborate with project, finance, legal, and design teams for smooth project execution and dispute resolution.
- Build and maintain a strong vendor ecosystem, ensuring quality, reliability, and competitive pricing.
- Identify cost-saving opportunities through value engineering and alternate sourcing strategies.
Requirements:
- Bachelor's Degree in Engineering, Commerce, Supply Chain, or a related field.
- 5–10 years of experience in procurement, contracts management, and commercial operations within interior fit-out or construction industry.
- Strong expertise in contract drafting, subcontractor management, and commercial negotiations.
- Proven experience in cost control, budgeting, and project commercial management.
- Familiarity with BOQs, rate analysis, tendering processes, and project execution cycles.
- Proficiency in MS Excel, ERP systems, and procurement/commercial management tools.
- Strong analytical, negotiation, and stakeholder management skills.
- Prior experience in commercial interior fit-out projects is mandatory.
Preferred Attributes:
Exposure to turnkey (Design & Build) fit-out projects.
Understanding of billing cycles, certifications, and variation/claims management.
Ability to work in fast-paced, multi-project environments with tight timelines.
