Apeejay is hiring Manager / Senior Manager –Contracts & QS (Real Estate)

Location: New Delhi

Experience: 10–12 years

About the Role

We are looking for a seasoned professional to work in estimation, cost planning, Quantity Surveying, tendering, and contract administration, for our real estate projects. The role ensures cost certainty, and cash flow alignment with project milestones.

Experience:

10–12 years in real estate development / EPC / PMC with strong exposure to estimation, costing, contracts management, and cash flow planning.

Role Purpose:

Own end-to-end pre- and post-contract functions for real estate projects—covering Quantity surveying, cost estimation, preparation of BOQs & rate analysis, tendering & bid evaluation, contract administration (including variations/claims), and cash flow management—to ensure cost certainty.

Key Responsibilities

1) Estimation & Costing

Prepare detailed BOQs, rate analysis, quantity take-offs, and cost estimates from drawings/specifications (civil, MEP, finishes, external development works).

Benchmark costs using market intelligence, historic project data, and supplier quotations.

Develop and update cost plans, value engineering proposals, and cost-control baselines across design stages (concept → GFC).

2) Tendering & Contracts

Draft tender documents (technical specs, BOQ, commercial conditions, scope, other conditions, and payment terms).

Manage RFQ/RFP process: pre-bid queries, technical evaluation, and comparative statements.

Prepare and administer work orders/LOAs/LOIs and formal.

Lead negotiations, variations, extensions of time (EOT), claims and dispute resolution; maintain a change control log.

3) Cash Flow & Cost Control

Monitor committed vs. actual costs, committed liabilities, cost-to-complete, and variance analysis.

Support budget approvals,

4) Governance & Compliance

Ensure adherence to RERA, IS/CPWD/IRC/MoRTH standards, building bylaws, and internal SOPs.

Maintain complete documentation, audit trails, and MIS reporting to management.

Drive vendor performance, prequalification, and panel management.

Required Skills & Competencies

Technical: Quantity surveying, BOQ drafting, rate analysis, reconciliation, tendering, contract administration, and cost control.

Standards & Codes: Working knowledge of IS codes, RERA, and familiarity with FIDIC conditions.

Tools: MS Excel (advanced), AutoCAD, ERP (SAP/Oracle/MS Dynamics) for PR/PO/billing.

Commercial & Legal: Drafting contract clauses, claims management, LDs, insurances, BGs, and dispute resolution basics.

Soft Skills: Stakeholder management, attention to detail, analytical thinking, and cross-functional coordination.

Domain: Experience across civil, fit-outs/finishes, MEP, facade, external works, and infrastructure within real estate projects.

Qualifications

B.E./B.Tech (Civil) or Diploma (Civil); PG in Construction Management / Quantity Surveying.

10–12 years relevant experience with developers, EPCs, or PMCs.

KPIs

Estimation accuracy, tender turnaround, value engineering savings, change management effectiveness.
